May seem appealing to move here at 1st but please read the reviews. I’ve had problems with the unit I moved in from the beginning of my lease. The kitchen flooded, the bathroom flooded. The company they hired for tub resurfacing is a joke. As soon as you clean the shower it starts peeling again. The air conditioning went out several times during the hot heat and it always went out at night. The maintenance team literally never responded one night and I couldn’t sleep bc it was so hot in the unit. Then to make matters worse they didn’t even show up until after noon the next day. Be prepared to get slapped with heavy fees upon moving out. I didn’t even wear shoes on the carpet literally took shoes off at the door and just got slapped with a $500 fee for carpet replacement upon moving out. Only shoes on the carpet belonged to their maintenance staff coming into unit. It does not cost $500 to replace that carpet especially since all they’re going to do is have their maintenance team come in to do it as usual ( happened when my unit flooded). I’ve literally never had this issue with any other apartment I’ve lived.

Do your research before moving to The Canyons!
I moved here in September 2024, and from the start, I was optimistic. My tour guide was informative, and I left feeling confident in my decision. Unfortunately, that decision has turned into a huge regret.
The fees I was initially provided do not align with what I’m actually being charged. There’s an administrative fee for every single charge, and if you try to get clarification from the office—whether by phone, email, or in person—you’re met with silence.
When I moved in, I was issued a gate tag that didn’t work properly. The leasing manager took the sticker back and assured me I would receive a refund. That refund was never processed, and despite multiple follow-ups, I never heard back.
Last month, I was charged a late fee because my autopayment only covered the projected amount, not the final total. Of course, they don’t send courtesy reminders until the fourth day—just in time to assess their excessive fees. I requested a refund and, as expected, never heard back.
I recently purchased a new vehicle and had to pay for another gate sticker, even though I never received my refund for the first one. Additionally, I requested a garage closer to my unit after seeing some being cleaned out. I was initially told they’d “look into it,” but when I followed up, I was told they weren’t renting them—only to later find out that they had.
If you’re considering moving here, I strongly recommend looking elsewhere. There are other apartment complexes that offer the same or better amenities without all the hidden fees and unresponsive management. I’m sure this review will get the standard “please reach out to management” response, but I’ve called, emailed, and stopped by with no response.
Save yourself the stress and frustration—DO NOT MOVE HERE

I and other residents been having issues getting through the gates due to a new app the complex is using that they refuse to help me with. I service the residents of this complex daily and all they do is make it more difficult for me to make my deliveries from the outside they’re very appealing but from resident stand points I advise you to else where try The Elm they have a great management team.

The only good are the neighbors. They were wonderful! The property itself is pretty nice and quiet for the most part but .....do not let all this fool you.
1. Electric Bill- This unit is not insulated at ALL. We moved there from a nearly 2000 square ft. home with 2 adult kids to this 840 square ft apartment with only 2 adults who work full-time and our bill was much less in larger home. Now live in 1800 square ft home and is again much less. We had to turn heat down and use electric blankets to keep warm not to have a $400 electric bill. Average bill $200-300 here.
2. Safety issues- Our front door would not lock a number of times. We had them fix it over and over. The day we moved out it did it again!!! I DID NOT FEEL SAFE HERE BECAUSE OF THIS AND LACK OF REAL CONCERN FROM STAFF ABOUT THIS MATTER. We could not lock home when not there. Fire concerns- most plugs in kitchen did not work and they would never come fix. Plug in bathroom smoked and sparked on two different occasions. FIXED BUT VERY SLOPPY AND HAD TO BE REDONE. THIS DID NOT MAKE ME FEEL SAFE. Maintenance also told office they could not get in our apartment for a report of smoke , I called to see if they were going to check it same day and they said they had already left because they could not get in. WE WERE HOME WAITING FOR THEM.
3. Bathtub if you look at this apartment look under soap holder in bathroom. This has been caulked up there so many times and looks disgusting.The bathtub has been resurfaced so many times and very poorly. It comes off on you when you take baths. This was reported a number of times and each time, we were told we don't have a history of a report and it was never addressed. We had wasp nest on patio all the time. Never addressed, charged monthly pest control fee. Even now that it is for rent they are still there, I have pictures ! The dumpster is right by it and for some reason trucks will come at 3 am beeping and banging around. This is when the dumpster is messed up and they have the trailer there which happened at least 6 times when we were there. The Sauna is just a HOTBOX for "extra curricular" activities and does nothing to report. Maintenance will block you in the parking lot and I had to go looking for them so I could leave a number of times. Nails in tires. Dog sick cause people can't pick up poop and they do nothing about this. Once a maintenance man power washed breezeway and pushed tons of water under front door. Had to sweep out. Tacky.
Finally- The aftermath. As many reviews say beware. We got a move-out inspection which says good for the most part but did note things. Yes, some issues noted like baseboard damage, blind damage all noted and we agree. But Carpets noted GOOD , Cabinets noted GOOD. ALL WITH PHOTOS THEY TOOK! They then a month later sent a bill for damaged carpet ( That they say our blind 16 year old kenneled dog did) and said they had to replace cabinets over $1100 in fees after deposit around $800. We contacted and asked about move-out inspection saying these items where good and they said that is just an auto generated move-out APP and it will just say good. Well the auto generated APP included photos and not all good. In fact, a staff member can be seen in several photos. That is a strange auto generated App. I have included some of this report for your viewing pleasure. I have toured apt since it has been on the market again and the carpet is not new. The cabinets are poorly painted white and they even kept the hardware we replaced the original damaged ones with (damaged when we moved in and we left the originals in apartment under cabinets.) Wasps on patio still not cleaned off even when they are trying to rent this. We have our move in photos, our move-out photos, Their move-out inspection with photos and photos of it now that it is for rent again. We will be handling this issue. Also, when they send communications they can not sign it. A Bill for that much money should be signed by someone. UNPROFESSIONAL We were never late and never missed a payment.

Lived here 5 years and haven’t had much problems till recently new neighbors moved in. Constantly have their children outside and in breezeways screaming and playing. Sounds like a Chuck E. Cheese outside my apartment night and day. Also the upstairs neighbor moved in and is constantly walking around loudly at all times of the night. Cops have been called as well as leasing office 4 times and nothing has been done. When confronted about problem they told us we could transfer then they slap you with a re application and deposit for the transfer that we would have to pay more for. This is not how you treat customers if 5 years. the amount of money I’ve spent every month to be met with this regard is appalling.
