Overall decent place to live but a couple big annoyances.
1) The road noise. We all heard the obnoxious cars with their modified muffler racing down Ross Ave and Routh St (I don’t know why Dallas PD do not enforce modified muffler laws). I understand that The Arts apartment complex don’t have control over people racing down the street with their obnoxious loud mufflers but I do wish they would install better windows. The windows here are low quality and don’t keep out any sounds out whatsoever. I highly recommend getting a white noise machine from Amazon if you live here. Actually I wish management would proactively offer that. In my opinion it’s something they should offer.
2) This is the big one. For some reason there is a fire alarm going off in the building about once or twice every month. None of those alarms have been due to any actual fire. Some of it is false alarms. Also the apartment complex does numerous testing of the fire alarm system and they can’t seem to get it right. Something is always needing fixing with the alarm system so they keep testing it.
So if you work from home or have kids or pets I wouldn’t recommend living here. You will for sure get interrupted at some point in the month by a fire alarm.

I lived here for 1 1/2 years. The apartment itself is clean and has good furnishings, and location is great. My main concern is the staff and owners. The maintenance staff were extremely helpful and fast, however the leasing staff in the office are rude and not welcoming. They utilize corporate policies and practices that do not necessarily apply and also refer to the law to encourage you to drop your problem. I lost two packages, once when I was living there and once when I mistakenly ordered another package when I moved out. The office was not only inefficient, they did not attempt to help find the missing package (happened to me) or providing emails for information to not get your car towed (also happened). If you’re looking for an honest place, it’s not here, since most reviews are done with incentives like free food, and the response to all emails and reviews from the Arts is a long answer and they don’t actually change anything, just look at the other reviews! Only quantity, no quality. This building is like its owners, they only care about the rent, not the renter AT ALL. Also, be prepared to lose your security deposit in the carpet and cleaning fee, since its subjective and they charge you only after they have completed the jobs. Just a thought before you lease!

extremely helpful, professional, and thorough. It is my third year living at this apartment, and my 3rd move-in was the smoothest only because of Alex. He was very nice and helpful throughout the entire process.

I hate to give it a 2 stars, but the scummy corporate practices should be criminal.
When I first moved here everything was actually amazing for being across the street from a junkyard. And the staff have always been incredible. Have a issue with your disposal? They've been there the SAME DAY I've submit the maintenance request. You have any issue, THEY WANT TO HELP. The place and people WORK. During the winter when I moved in they had all the lights up, truly made me feel like I was in the best part of town.
CONs: Vagrants will break in, do no park in the guest parking ever lol. The view is pretty sad on Ross Ave. Drag racers EVERY NIGHT WITHOUT FAIL, but you'll adjust eventually. The explosive car wrecks you'll see on the freeway are way less adjustable, there were only 2 last year from my window among the other crashes that happen on this terrible corner. There's something really unfun with the left turn into the garage.
At this point I'd still give it an Uber 5 star, but when I went to renew my lease the 12 month renewal jumped price by 50%. They were renting new units for less than my original rent, and had a free month promo. It's just sleazy corporate trash.
They also shill an MLM called Ambit Energy, pretty sad they'd be working for those scammy commissions. The rates really are only slightly above average. I've never paid these energy prices in my life though and I'm coming from a 3200sqft house, it's a 700sqft studio... I've had them come out and check the meter "100.2% accurate" lol, ran my own tests too, but you're welcome for heating the pool 👍
