I have expressed several concerns to Ray the property supervisor; and he made sure every concern was taken care of and that I continue to feel safe living in this community. He explained in detail when and why some things would take longer to execute than others. But the entire team has always been so helpful and easy to speak with. I really appreciate that!

I recently applied to The Academic and wanted to share my experience to help other renters be informed.
First, the positives: the building itself is beautiful, and both Hannah and Eric on the leasing team were truly wonderful to work with. Hannah gave a thorough virtual tour, and Eric did everything he could to assist and answer my questions.
Unfortunately, everything beyond the leasing team left me extremely disappointed. The property uses YieldStar, a pricing software that changes the rent daily and even multiple times a day. When I first found the apartment online, the rent was $1,745. By the very next day it jumped to $1,756, and when I requested to move my preferred move-in date by just 11 days to avoid paying double rent elsewhere, the rent increased again to nearly $1,800.
When I asked if they could honor the original price or offer any flexibility, I was told by management that they “could not because the apartment would lose money if left vacant for 11 days.” Meanwhile, there were already units sitting vacant that had been properly vacated with 60-day notices — so this excuse felt disingenuous and purely profit-driven.
This experience made me feel that The Academic puts maximizing profits far above treating prospective residents fairly. The use of YieldStar, which is already the subject of multiple lawsuits for driving up rents, only added to the frustration.
While the property is lovely and the leasing team is great, the management’s unwillingness to work with me and the unpredictable pricing were deal-breakers. I ultimately withdrew my application and will be looking elsewhere.

His name is Eric, and he has always been kind, friendly, and helpful with everything I have needed. He is always willing to assist me with any issues I have or anything I don’t understand.
Even with my difficulty in speaking English, he has always been super patient, extremely helpful, and has provided excellent service. My experience has been more enjoyable, not because of the property—since there are many things that are not working—but because of Eric. He has made my stay much more comfortable and pleasant thanks

Dont move here unless u want to be irritated for 12 months straight. Amenities never work. Golf simulator was basically broken for the entire time of me living here and hasn’t been fixed at all since september. Residents trash everything. Dogs are always outside barking and it never stops. I am a dog lover but I can’t get peace and quiet when someone’s leaving their dog out to bark repeatedly….late at night, early morning, during the day. Anyone would be upset by that. Pool been closed since like january and they said they have to get quotes to start construction. How has it taken this long. Ridiculous. We used to have 24/7 access to the speakeasy and then Willowbridge took over and they took away access completely unless u pay to use the space. That is so stupid - and they said they took access away because residents were “stealing things” like what?? get cameras then or something idk dont just take away access to something that we should be able to use whenever. I dont know a single apartment in dallas that doesnt allow residents to use something unless they pay. Also they only have security during the day which makes no sense. They need security at night because the garage doors are always broken in the back entrance and there’s been multiple car break ins. OH AND you can hear EVERYTHING of your neighbors - next to you, below you, above you, outside across the courtyard. Walls are thinner than paper. I wear noise cancelling headphones during the day and at night because I’m so tired of hearing everything all the time. Dont get sold on your tour. There are plenty of other cool apartments in dallas for cheaper that are better than this place. The rent here is way too expensive for things always being broken and never having any peace and quiet. Also my phone never has service in the building unless connected to wifi. And lastly, there is mold outside our apartment in the hallway on the walls and it took a couple reports for them to do something about it. at first all they did was paint over it…be fr. The second time they completely cut the wall out…I have no idea what they did but the mold came back the day after they patched everything back up. The matinee guy told me to not say the word mold, but to say mildew. Bro what. Maintenance guys are nice but come on now. I attached picture of the mold that’s been there since my first report of it on May 29.

On top of that the security does a terrible job and they are over priced I highly suggest u look somewhere else before moving here
