If I could give this property 0 stars, I would. Since moving in September 2024, there have been constant issues throughout the lease. The day we moved in, the apartment wasn’t even ready despite us arriving with movers. The paint was a mess, there was pink mold throughout the unit, and the leasing staff did nothing to make up for being unprepared. After Willow Bridge took over the complex, the amenities were never properly maintained, even though residents were still paying for them. The pool was only open for one week in the last month and a half of our lease. None of the other amenities were truly usable, and the so-called security did nothing to stop non-residents from using the gym. During our final weeks, the last month’s rent wasn’t prorated correctly. Instead, we were told to pay the full amount and wait for a refund, which was completely unreasonable. The leasing staff is unresponsive and treats residents like they are a burden for asking questions. They rarely answer phones or emails. The halls and shared spaces are poorly maintained, which makes it laughable that this is marketed as a luxury building. I do not recommend living here. The location may be convenient, but the staff will leave you frustrated at every turn. I am relieved to be moving out.

Living at The Academic was one of the worst decisions I’ve ever made. The building was overpriced, very dirty, and crawling with problems, but nothing compared to the disgrace that was the property manager. The orange haired clown supposedly “running” the place was the most unprofessional individual I’ve ever dealt with in housing. Most times I went to check my mail, I had to unfortunately overhear him flirting with his assistant. And not harmless flirting either, I mean completely inappropriate comments that no resident should have to listen to in their own home. It was impossible to ignore considering the mailboxes are right next to the office. It was uncomfortable to even be around the office because of the comments. As a resident, you weren’t treated with respect; you were treated like an inconvenience. And when he wasn’t busy embarrassing himself with his assistant, I overheard him making offensive and discriminatory comments regarding residents that no resident should ever have to hear from a property manager. People don’t pay hard earned dollars to be treated like that, regardless if it was meant to be heard or not. And no one deserves to be looked down on or spoken to with disrespect, especially not by the person paid to manage where you live. This place is terrible from the top down. It isn’t just badly managed it’s actively toxic, unprofessional, and degrading to its residents. If you value your money or your peace stay far, far away.

I have been a tenant here at the Academic since 2023. I am very pleased with our new management team! I have expressed several concerns to Ray the property supervisor; and he made sure every concern was taken care of and that I continue to feel safe living in this community. He explained in detail when and why some things would take longer to execute than others. But the entire team has always been so helpful and easy to speak with. I really appreciate that!

These reviews tell the story about how management is not great but there is something to be said about the residents. Below are just a few incidents during my time living here (13 months): I had a dispute with someone over a non-reserved parking space (i.e. ANYONE can use the space) and the next day my car was broken into and ransacked. All my belongings were tossed around in the car but none of my valuables were taken except for a few jackets. They also took my work badge and threw it on the ground in an empty parking space to send a message. I spoke to management about this and they asked me what I wanted them to do about it - crazy question, let’s maybe not have a lone security guard that patrols on foot from 9am-5pm and have an actual courtesy patrol during night hours when you need security. I also had an encounter where, on a Tuesday night, I was woken up because a resident had come back drunk and threw up in my trash can I had placed in the hallway for valet trash service. There was vomit all over my trash can and on the hallway carpet in front of my door, which never was cleaned. This leads into my next point. Not only does management fail to maintain the common spaces/hallways, but residents don’t respect them either. Since my move-in the hallway has been covered in stains from food/beverage spillage. In the duration of my lease (over a year) nothing was done, so my hallway reeked of a new smell every couple of weeks. On my level of the parking garage, half of the time when I would come back from work there would be a person or group of people smoking weed in the garage. The weed I don’t care so much about, it was the stares I would get as I walked into the building from my parking space. There was no regard for minding your own business, your business was theirs - if you were unloading groceries and they were smoking, you best believe they would stop all conversation and just watch you go back and forth from your car to your unit. I’ve since moved out - if you’re considering moving here take it off the list.

If you are considering unit 560 - know that it has great views BUT ALSO an immense humidity issue that feels like living in Florida, with 65-80% humidity at ALL times. When placing a work order, maintenance provided no solution other than set the thermostat to 70 or below, and "get a dehumidifier." As if that is a costly option for the amount of electricity it takes to cool and dehumidify this size apartment. This environment is a breeding ground for mold but the complex could not be bothered with that reality. While I do not visibly see any, I have no intentions of sticking around to find out. Please beware. Also, considering the unit is next to the speak easy - just know people are constantly yanking on your door thinking that is the entrance. As for the community itself. If you want an apartment with amenities, I would also hesitate. The pool was under construction for months, but is once again closed due to failure to maintain chemical levels. The grills rarely work - and if the pool is closed, just know... so are the grills. While the gym is nice, there are residents running personal fitness classes (for non residents) out of the space, blaring loud music and hogging weights and machines. Not to mention the Hydrow (rower) hasn't had a subscription in months and can't be used. Same goes for the "fitness mirrors." The speak easy is not free to use. The table games in the club room along with the golf simulator rarely have the actual supplies needed to use them. Overall the management lacks communication when gates and elevators are down. While they solicit "community events" these usually happen with less than a 24 hour notice. This management will change parking policies without communication. Oh and if you are someone who values having friends over, just know guests can only register their vehicles twice in a 7 day period. Why they police how many times some one can come visit residents is insane considering there is always more than enough parking. If you only care about a unit and little interaction with the office this is a great place to live. If you think you are getting an "upscale community" with management that matches that experience, I would think again. Oh and while on the elevator during a tour, the leasing agent told the potential residents that when people ask her when she's going to have kids she says "Why would I need kids when I have 200+ that live in the building." That should tell you everything you need to know about how management views its residents.
