EDIT: we are once again without hot water as of January ‘26. Management is again, extremely rude & dismissive when trying to address these issues.
Do not move here. My partner & I have lived here over a year. Here’s a breakdown:
- We’ve had 20+ maintenance issues in our unit alone. This most notably included profusely leaking A/C, as well as both heating and cooling failures (photo). On a positive note the maintenance staff & outside vendors are quick to respond, friendly, and understanding.
- Constant & frequent water issues. We completely lost hot water for over a week during the winter of 2024/5 & again this year. We experience constant outages in our buildings for lingering maintenance issues.
- Most disappointing of all is the extreme lack of communication from the front office. For most, if not all of those situations listed, we never received updates on when maintenance would be completed. Just this morning our entire staircase was removed with 0 notice (photo). The office managers are dismissive, rude, and fail to provide any solutions when you attempt to reach out. They are great salespeople however!
There are plenty of options on South Lamar that are far more reliable, at similar price points, and offer far superior amenities. Save yourself the headache(s)!

Just when you think this place can’t get any worse.... it does! It has now been over 30 days since we moved out and have still not received the security deposit refund that they indicated would be sent, which is illegal. They are not responding with any helpful information. Worse yet, they initially sent us to their debt collection ‘partner’ for some obscure amount we do not owe, but they said that was resolved.
We left the place in FAR better condition than when moving in (during the move-out inspection, they even said it was the best they have ever seen). Yet we were still charged $120 for painting/repair of a few nail holes, which is actually not permissible. This charge now pales in comparison to not receiving the remaining deposit refund.
I could go on and on about the dilapidated conditions here, but there are plenty of other reviews with the details. BELIEVE THEM. They are all accurate, including the ones about them having to bring in portable showers, leaning floors (literally), and towing cars of residents for no reason.
I am giving this place 2 stars rather than 1 because the current office staff are very polite and I do think they are competent. But the company they work for is unscrupulous.
UPDATE: A week after posting this and contacting them yet AGAIN, they told me the check was in their office to be picked up (not mailed as it should have been). Not exactly convenient - but we drove across town to get it and they claimed it was due to no forwarding address. This is really interesting considering that I received both a paper copy of my move out statement AND the inaccurate bill from their soft debt collector at my forwarded address. I take back what I said about the office staff being competent.

Do not live here if you enjoy having consistent water that doesn't get shut off once a month.
Also do not live here if you enjoy not being sent to collections within a week of moving out for a security deposit.
