First the house was not cleaned, the air condition was not working, we reported after viewing the house but nobody came and on move in day the house was 95 degrees and they only came at 5pm. Found the sink without faucet and dishwasher not connected. Only repaired a day later. The garage remote was not working and we still have some cabinets without handles, the maintenance guy said he will get to it when he comes around this area again 🤷🏽♀️
The office should improve on communication. You have to call atleast 10 times for someone to answer.
Overall it’s a beautiful home

I had to remove all the stars if there is a minus I would give minus 5 because I have been in here for 4 days, no dishwasher, ice maker doesn’t work. This house was not inspected or cleaned before I came in and they made sure they get my money before moving in,
I have been on hold for the manager for the past 20 minutes and the customer service is horrible
As soon as they get your money they don’t care at all.

am still waiting for the Manager who promised to call and check if they fixed everything, which they haven't.
i have to check from neighbors when trash is picked, if i take care of the grounds myself. and when you ask the neighbors i now understand that the Management company doesn't care at all because everyone has issues that are never resolved

Absolutely horrible customer service, management, & property . We were tricked into signing another lease.I emailed several times well before my 60 day notice, NO ONE emailed me nor called me back. I finally received a email about 45 days before my lease ended stating that the lady was on maternity leave but because I’m no longer within 60 days , I had to sign a new lease!
Also, I have been charged a $35 fee EVERY MONTH since Feb 24 & it’s October stating that my rental insurance was not active. Ive emailed them showing that it has been active and that I’ve never missed a payment. I’ve talked to at least 4 different staff that I’ll be reimbursed, I’ve sent several emails to the account manager. I’ve been calling since the beginning of September. I’m hearing nothing but excuses! “Oh we’re behind.” “Oh the accounts manager is on vacation.” “I’ll make sure I call you back personally.” Still haven’t heard from anyone back nor have they reimbursed my money. Absolutely terrible management and customer service!!

Stay as far away from this management company as you can! HORRIBLE CUSTOMER SERVICE HORRIBLE. I have spent more time calling this company than every other management company I have ever dealt with, combined.
From the moment we signed our lease we have had nothing but problem after problem. Called multiple times and sent multiple emails to try to get a hold of someone to confirm all the information for our move in. No response.
Showed up on move in day to find the wrong door code, which took hours to resolve AFTER I actually had to drive to their office to get a hold of someone. Finally get inside to find that the floor plan they advertised for the property was not the actual floor plan of the house. Their only response was “Ohhhh, I’m sorry. Did you still want to move in?”. Well shucks I guess I’ll just tell the moving company that just moved my stuff across Texas to hold on while I find another place real quick.
Additionally, we had the joy of moving most of our stuff in without the benefit of electricity because they dropped the ball and didn’t have the utilities turned on. Nothing like moving furniture in the Texas Summer with no AC. It took another 2-3 days to get that resolved. Add in another two days for the water heater not working.
Put in a work request for a running toilet, and a month later still waiting for a repair man to come fix it.
When you finally do get a hold of someone, if you can, they put on a song and dance about how they will get right on it and they’ll call you back immediately. Only problem is that after the 5th or so time of no one getting on it, and no one calling you back, and it sounds exactly how you’d think.
If you’re reading this Cush and Wake, you guys need to clean house. Your maintenance team and process is pretty trash, and your customer service is about the worst I’ve EVER experienced in any capacity. And all for the low low price of $3k a month? Good luck staying in business at this rate.
Addendum: Don’t let their BS response to this fool you. I tried to contact them via the provided contact information. Surprise surprise dead end.

I had gone to view home 1710 since it was available to lease. I really liked the home, so I put in an application and paid the fees.
It was only until after that I realized that they completely switched the home on me and was told “oh no, that home had been rented already”. So, they had me apply for a completely different home which still had a resident living in and was unable to be viewed. Had I known, I would not have applied, I requested a refund since I was no longer interested due to manipulation tactics, they refused.
I disputed the transaction with my bank and provided them all the documentation, they sided with me after contacting Ridgeview.
Now, Ridgeview is trying to charge me the original balance PLUS a $75 “non-sufficient funds” fee. I keep calling Cushman to get this resolved but they are unable to assist since the “account originated at Ridgeview”. When I call Ridgeview, I get the very rude manager Hailey (who will just talk all over you) who says they can’t help because the account is in collections (Cushman informed me this was a lie at the time).
Now, while trying to contact different people within the company to resolve this issue, they sent it to a collection agency.
Just avoid this place, shady and rude.
UPDATE: I emailed and spoke with Staci Hasman about the situation. She told me she was going to look into it and would get back to me. This was on 12/14/2023. I have tried calling her and emailing her multiple times since then and she has just ignored all of my attempts to communicate. Like I said prior, just avoid this place.

I am writing to express my dissatisfaction with the service I received from Ridgeview Villas and Cushman. I encountered some problems with them when I was interested in a property and reached out to them for assistance, but I was treated with disrespect and indifference by their staff. Despite my repeated attempts to communicate with them and resolve the issue, I have not received any response or acknowledgment from them. I am very disappointed and frustrated by this lack of professionalism and customer care.
