I previously left a review 3 years ago. I had lived there for about 5 years. Great tenant no issues. Lived in 2 different apartments while there. I gave my notice I was leaving when my lease was up. I left my apartment spotless clean nothing destroyed all clean, cleaner than what I received it. Apparently they sent me to collections for cleaning fees that totaled 1 month rent! Really?!! No freaking way. After 2 years I get informed by my credit report I have fees. They kept my deposit of $200 which I didn't fight for. I was whatever these people will always find a way to keep our money no matter what. I can't believe this place. Now I see why there are so many unhappy residents.. DO NOT RENT FROM HERE! THEY DO NOT CARE ABOUT YOU as A RESIDENT JUST ABOUT MONEY. DISHONEST MANAGEMENT. my fault I trusted they would do the right thing. Now I got to fight this on my credit.. STAY AWAY FROM PECAN CREEK APARTMENTS. they ruined my credit now I ruin your chances to rent to people. So if you don't care what kind of people you rent from or honesty then rent from them,BUT if you do care about Honesty being treated fairly and with respect go somewhere else. Trust me!!!

First, the positive:
Dustin and the maintenance team are fantastic. I can’t stress enough how great Dustin was. He came out quickly, always had a good attitude, and genuinely seemed to care. Carl was also kind, but Dustin handled most of the requests and was always around the property. That said, some things genuinely needed replacing, not just patching. The dishwasher, a persistent leak, and the kitchen sink were issues throughout most of my lease. I was consistently gaslit about the dishwasher by Jeanne, the office manager—it wasn’t replaced until two weeks before I moved out, after surgery, despite how long I’d reported it.
The thermostat in the unit was great, and valet trash was a nice perk. The application process was one of the best I’ve experienced. Everyone was welcoming at first. Nat had a ton of resources I didn’t even know about. Even without that, I leaned toward this property over others because of the hospitality. When you’re choosing a new home, you want it to feel like home.
Then came move-in:
It felt like a bait and switch. The apartment smelled awful—like smoke and something else I couldn’t place. It was strong enough to make me gag. There were cigarette butts in the window sills, stains on the walls, hairs in the paint, mold on the vents, and carpet that had clearly just been shampooed—not replaced. The bathtub and toilet were unfinished, with peeling paint that looked worse in person than in photos.
Update 11/21/2023:
At first, the property felt peaceful, and the office staff seemed great. That didn’t last. I signed a 6-month lease, but Nat said she made a mistake and had me sign a new one. No one explained the “error.” Turns out the second lease was for 12 months. I noticed after move-in. When I asked, I was told it couldn’t be changed. When I followed up, Jeanne responded smugly and told me to “make sure you get everything in writing.”
I did document things, but it didn’t matter. In at least two other situations, I showed proof, and corporate still backed the staff.
Also, my real estate locator never got paid. I was later told someone in the office received the commission instead.
To clarify, Nat, involved in my paperwork issues, should not be confused with Natalie, a newer team member who seemed kind and capable. She was hired after negative reviews about Nat surfaced. Nat no longer works there and apparently received a promotion.
Ongoing issues:
-Outdated fixtures and water damage
-Frequent noise and parties, especially later in the lease
-Dog poop everywhere, despite a new scoop station being installed
-Multiple stolen packages (unclear if by residents or delivery issues)
-Parking was tight but manageable. I appreciated not having a tow company involved
Update 6/5/2025 – The final straw:
Almost a year after I moved out, I got a notice on my credit for “unpaid damages”—despite leaving a forwarding address and calling several times to confirm I didn’t owe anything. When I contacted the office, they sent a document supposedly proving I was notified. It had a print date from after I moved out and even showed another resident’s address.
They claimed the move-out documents were mailed on a date when I was on the property asking for a walkthrough. The manager agreed months in advance via email but the day of, I waited all day and returned several times, only to find she had left. I spoke with Kioshi and Natalie about it onsite.
The altered documents and lack of communication felt vindictive. I would’ve paid if I had been properly notified, but instead, I took a hit on my credit. I never got a clear read on Kioshi. She was consistent and professional—but whether she was complicit or just quiet, I don’t know.
Final thoughts:
Beware of move in specials. If you can afford it, move somewhere else. Read everything. Take photos. Don’t get comfortable just because the office feels welcoming. Once you're locked in, you're on your own.

After submitting all of the contradictory evidence to the debt collector they have agreed to remove the entry from my credit report entirely.

Writing on behalf of my parents and sister and my experience visiting them. It has been horrible since they have been here. Their a.c is out every other week. Justin the maintnance guy screamed and yelled at me on the phone and told officers he was threatened by me because i raised my voice as to why he couldn't fix the ac. I mean imagine a man saying that, goes to show you. He seemed pretty drunk and on some kind of medication for sure. They slap everything over. They do not fix anything correctly. Extreme poor maintnance. I can't wait until their lease is up so I can move them out of there. They also got homeless people sleeping on parking lots and my dad said he has seen a few every morning sleeping in their cars when he goes to work. I have lived in a lot of places, and currently at a top well maintained apartment. Can't wait to get them out of there as they have not enjoyed their time at all. Extremely poor maintnance, management really won't do much about anything.
