Out of all the apartments I have rented so far, this was by far the worst when it came to admin/management.
Here’s an overview of my experience at the Old Shepard Place:
I moved in around February of 2024 when I moved to Dallas for work but had to relocate out of state 6 months after for work again. At the time, I was unable to terminate the lease and pay the fine so I had an acquaintance added as a resident for them to take over. I was told they can’t take me out of the contract because the new resident has to be in their system for over 6 months for me to exit. I took the time to make sure I filed the exit form on paper as needed to ensure my lease ended on time. I asked them repeatedly that I’m willing to do everything then to ensure a smooth move out process on time and I was told I’d be fine.
Turns out, I wasn’t and they slapped me with month to month right after the lease ended until I filed another exit form electronically this time because apparently they couldn’t “find the paper trail”.
Don’t even get me started on communication; if you called them everyday, they’d only probably answer once a week to only tell you they need to ask their immediate manager before getting back to you (which they don’t). Their lines go unanswered and all your voicemails you leave them go unanswered. Not to mention, sometimes the emails go unanswered as well. They’ll do everything to make sure they get you in but hardly anything to make it a good experience for you actually living there or just being a resident. Some months, there were mislabelled charges that never added up with the utility bill sheet. Don’t even get me started on their added service charges for Fetch (which is absolutely horrible in my opinion because their hours never worked for me) and to force third party package services down your throat like that as a part of the contract is downright wrong. Horrible management and horrible admin staff. I’m done with my lease officially now but I still keep getting charges that I called about, left voicemails but they never got to me (but hey they’ll happily slap a 10% penalty if you wait beyond the 3rd day of the month!)
Avoid this place if you can find a better alternative in the area. Personally, I wouldn’t recommend this place to anyone and I had to learn it the hard way.

DO NOT MOVE HERE! The only pro to this apartment complex is the location which is why I lived here to begin with. My apartment was a 1 bedroom apartment, no pantry, foul smell when I moved in that lasted for my entire lease, the closet is so small, very small kitchen. Dead rats outside, you pay for valet trash pick up 5x a week but they only come twice a week. My water heater burst so I put in an emergency work order 3x and left messages to the front office which was never relayed to staff so I had to frantically find maintenance at the complex to tell them what was happening. When I moved out, there was still standing water underneath appliances (apt 1212 watch out for mold). Staff never got back to me about this incident after countless efforts to reach out and then wanted me to reach out to them to discuss it further. This is absolutely ridiculous. We played phone tag forever so I gave up plus they are no help whatsoever. Take your money elsewhere. This place is inhumane and loves to make excuses for all their mistakes. They recently changed owners and like to say "we are new here" when you bring something to their attention. DO NOT MOVE HERE!

It was a good experience. Decent aminities(swimming pool, play area, gym, volleyball & tennis courts). Walkable shopping complex but Walmart and Costco are little far. If you’re new and looking for Indian community people it’s a great place. Paid Sheltered parking & unpaid open parking. It’s gated and safe.

Bad communication from management. Got approved on New Year’s Eve and it took them 3 weeks for them to send me my lease to sign after all the calls, voicemails and emails sent that all went unanswered. Don’t waste your time applying here if you value your time choose another complex that actually communicates with future residents.

All my maintenance issues are dealt with promptly. The grounds are kept up beautifully. New management is making thoughtful improvements for the community. Old Shepard is a very nice place to call home.
