Honest Feedback on Modera Apartments While the community may present itself as a luxury, high-end apartment complex, my experience over the past 11 months has been quite the opposite. In this time, I have seen the property steadily decline in quality and lose much of its perceived value. I wanted to share some specific concerns I have observed, which I believe any prospective resident should be aware of before deciding to move here: Hallway carpets are dirty with multiple stains that have yet to be cleaned or even addressed. There is a persistent smell of marijuana in the hallways, which management has been unable to control. The parking lot and exterior areas are consistently dirty, with trash scattered around and no evidence of power-washing the concrete. There is no housekeeper regularly on-site. For example, a vomit incident took days to be cleaned up. Trash can sit for several days before being removed. The gym is rarely cleaned. The exterior windows have never been cleaned. Elevators often have unpleasant odors and are not cleaned consistently. Doors are frequently broken in the garage and other common areas, with delayed or inconsistent repairs. The parking situation is poorly managed: there are no assigned spaces, and each unit is limited to only one vehicle in the garage. Additionally, running clubs and other outside groups can park in the building, forcing residents to wait for an available space since there are no towing signs in place to deter unauthorized parking, and management has not provided any reasonable solutions. No guest parking available. Management has changed three times in less than one year, leading to a lack of consistent oversight and accountability. There are no community events or efforts to build tenant engagement, apart from a single off-site event. Beyond that, there have been no opportunities for residents to connect or build a sense of community within the property itself. Communication from management is inconsistent when it comes to providing updates about incidents occurring outside the building, upcoming move-ins, or other relevant information. This building is beautiful and has a lot of potential, but management needs a greater sense of urgency and commitment to make living here truly worthwhile for a multi-year lease. Overall, it is only fair for future residents to have a realistic understanding of what to expect here. This is not a true luxury apartment complex, contrary to how it is presented in other reviews. I hope this feedback is taken seriously and leads to the much-needed improvements that could make this community live up to its potential. This is my personal opinion and review. Current Resident
