I lived here for about 3 years total and I used to really like it but it's gone down hill in the past two years. The more recent decline could be from switching to new owners. The staff are usually nice but the manager is definitely not. There were also a couple of maintenance issues that we brought to their attention and put in a maintenance request but they never fixed it. There was water leaking into my unit that caused water damage into the pantry so I had to take out all of my groceries, hoping the maintenance workers would fix it fairly soon but they only fixed it until after I moved out. There was also issues with mold on every window seal that kept coming back. The buildings are very run down but they recently painted the outside of the buildings, making it look nicer that what it actually is. I recently moved out and my new apartment makes Magnolia Ranch look like a joke. This is only my personal experience but I was very disappointed in my experience living here, would definitely NOT recommend to anyone. There's definitely better places to rent for better prices.

I moved to Magnolia Ranch in 2021. I loved it here until the property was sold in the late summer/early fall 2024.
Since the new management has taken over, I have had constant issues. The lack of organization from the office staff and mandatory additional monthly fees of items I don’t need, want or use, I declined to renew.
• At move in, I was given two parking permits, it was never an issue until I wrecked my car. When I went to update pass from the wrecked car to the newly purchased car, I was told I was only allowed one parking permit & had to forfeit one of the parking permits even though I had two since I moved in.
• In February 2025, A new tenant moving in was given my apartment number instead of the one she was renting. I started receiving her mail, packages ect. Then I received a notice from my electric company regarding disconnecting of service.
I was under contract with service provider; this cost me a contract breakage fee and hours of time to fix the issue.
The neighbor provided me with the leasing documentation she was given by the Leasing Team with my apartment number.
• The office staff lacks organization; I have been asked and have provided the same documentation on several occasions since the new management has taken over.
My renter’s insurance, notice to vacant letters had to be given the to
Office staff at a minimum of 2 times each. Immediately after they received my move out notice, I received lease violation for animals that had been registered since 2021, because again the paperwork was missing.
I was asked to provide all the documentation once again, but to do so, you are required to fill out a questionnaire, provide shot/training records, vets information,
Pictures at different angles, AND a signed release to receive my medical records from my doctor due to them being ESA.
All documentation that had been previously approved & still valid.
I explained to the front office that I had given my move out notice, the apartment had been already boxed up and I didn’t know where the paperwork was. I was paying until the end lease but would not be staying there. So, it shouldn’t matter. It was insisted upon re-providing the documents, remove the animals or receive $100 fine.

Stumbled upon this complex after 1st place wasn’t up to par. A+ experience from filling out application to move in. Fast maintenance staff. Quiet community, i never hear neighbors. No bugs in my unit (thank god) i have been here a week and i love it! S/N i had a $1500 purchase deliver 2 days early before i arrived from KS. It was still at my door when i arrived 🙌🏽

Ive been here for almost 2 years now,
the apartments are nice however the new management lacks communication. The communication used to be great but lately it’s just been poor. I’ve been getting harassed by my neighbors downstairs multiple times. I’ve had to report them multiple times but nothing has been done. It seems like nobody really cares that we’re experiencing this issue. The constable line also doesn’t work with the number they have set up. We’ve tried communicating that as well but it hasn’t been fixed yet either. There has only been one helpful leasing agent up there and she can only do so much. I’m just very frustrated and disappointed in the leasing management.

I have lived here for over two years, and when I first moved in, the apartments were very nice, and the location was perfect. However, the management structure has declined since the new owners took over. It has become a struggle to get them to address even basic issues, especially when it comes to disturbances caused by neighbors.
For months, we have reported repeated incidents, providing management with all the necessary details—even video evidence—yet every time we ask for a resolution, we are told that their “hands are tied.” This is incredibly frustrating and unacceptable.
We have even tried contacting the courtesy clerk during after-hours, but the number never works, and there isn’t even a proper extension set up. It’s disappointing to feel like we have to walk on eggshells in our own home with no reliable support from management.
Because of this ongoing lack of assistance, I am seriously reconsidering renewing my lease.
