Great location and amenities. Love the view, high ceilings, and ample storage space in my apartment. Maintenance is always pleasant and responses to requests are handled promptly. Everyone in the front office is always nice. Being new to Texas and apartment living, this has been a great experience. Thank you! 😊

I lived here from June 2023 to June 2024. While my time in the unit itself was mostly positive, the move-out experience left a lot to be desired.
During the lease, I was satisfied with my studio apartment — I’d rate it 4/5. Amenities (gym) was solid (4/5), and features like keypad entry and the Butterfly MX system were convenient when they were working. Maintenance team was great. Package delivery was reliable. Noise from construction at JPS was noticeable in the mornings, but I understand that’s beyond the apartment’s control.
However, the move-out process was extremely poorly managed. I confirmed the checkout procedure in person with the front desk, was told to leave my keys inside the unit, and was assured that my paperwork was complete and correctly submitted.
Roughly a month later, I received a $121.95 charge for final utilities, which I expected. But soon after, I was hit with an unexpected $250 charge, with no clear explanation. I reached out multiple times via email and phone over the course of three to two months, with no meaningful response.
Eventually, I received a reply stating that I had not vacated the unit until three weeks after my lease ended — which is simply inaccurate — and was charged $624.20. I was also told that my security deposit was applied to this balance.
To summarize:
I followed all move-out instructions exactly as provided by the front desk. I submitted my move out request 2 months before I moved out (which was a week before my lease was up).
I received no timely communication or explanation regarding the extra charges.
When I followed up (two emails and two calls in one day after weeks of non meaningful communication), I received an extremely inappropriate email told I was “blowing up” their phone and email — which felt dismissive given the lack of prior response. (please view email below).
The management as seen from this email was aware I was calling but refused to answer my phone calls and never called me back.
The apartment retained my deposit and billed me additional rent based on a move-out date I did not agree to or authorize-- which I'm still attempting to deal with today.
If you're planning to live here, be very diligent when it comes to the move-out process. Document every interaction and get all instructions in writing.

I’ve had the pleasure of living here for the past year and a half, and it’s been a wonderful experience overall. The community here is really friendly and respectful, which makes a big difference in creating a comfortable and peaceful living environment. It’s easy to feel at home with such a positive atmosphere. Melissa and the rest of the staff are also exceptional—always professional, approachable, and quick to respond whenever there’s a question or need for assistance. Maintenance requests are handled promptly, and the overall communication is clear and efficient. The resident events are always amazing! They’re just the icing on the cake to make you feel that much more cared for. It’s definitely been a great place to live, and I’ve enjoyed my time here so far!
