I am a new resident of Kensington. I signed a lease for move in of April 1 but did not not physically move in until the 22nd due to my relocation from California to Texas. I arrived fresh off my flight on a very hot , sweaty, muggy day, excited to move into my new apartment. My Uber driver dropped me off at the front office, so that I could pick up my keys. First impressions were that the property was beautiful. I walked into the office and said " hello..my name is...I'm your new resident for unit..." The immediate response given by Rodney was " oh your early I don't have you down to arrive until the 23rd. I can't give you the keys today" There was no welcome. I went on to explain the situation advising that my lease started April 1. The rent was paid and that this information was not correct. Rodney did some research and found that I was in fact correct and was due keys so that I could move in. My response was yes I know. Rodney then advised me to " don't get smart with him". In order to avoid conflict I remained silent because I was hot and sweaty and just wanted my keys so that I could enter my new apartment and rest for a bit. I was eventually provided with the keys. I walk down to the unit and find an assortment of bugs all over the front door and garage. Being from California This was something I had never seen before. I proceeded back up to the office to advise Rodney and asked if he could send someone down. He advised he could not because maintenance only comes out on Thursdays and the day was Tuesday. I leave the office frustrated and proceed back to the bug infestation. I open the door for the first time to find that the unit had not been cleaned. The entry was filthy. There was dirt in the garage. The windows were foggy and the wash area had black thick dirt around the washer/dryer. I then called the office because I felt that if I went back into the office things would definitely escalate and my patience was wearing thin. I was told he would send the cleaning lady. Two days pass and I received a call that the cleaning people were there and wanted access, when I wasn't home. So I had to stop what I was doing, go back home because my personal belongings were there and I didn't feel safe with them letting them in to clean without me being present. Long story short ..I've went on to find that the big 1989 microwave installed above the stove was cracked. The counter tops were covered with some kind of stuck paper and then painted over. The bathroom counter and sink is painted as well. The bathtub is also painted I found after taking 2 showers and paint began to chip at the bottom of the tub. I then attempted to clean the tub and found that there were layers of paint that were not going to come out easily so I put baking soda and vinegar ran a full tub of hot water where a black thick substance started to immerge. I informed the office, I've called corporate and have been told they would have someone come out to find to root cause. Days pass and still no resolve. I was told that I could not call my own plumber to have them asses the issue. Today is May 6 and I have yet to have anyone come and resolve the chipping paint or black substance in the pipes that may be toxic. I am being forced to live in an unhealthy environment where I'm afraid to bathe. I've said all this to say..Don't move here

I’ve been living here for a couple of months now, and I’d like to share my experience for those curious about this place.
I always believe in Communication is best method in business. Kensington at Knoll Trail is unbelievably poor in comparison.
My 1st impression was so great a young man name Sloan, he is the best, that's all I can say postive about this apartment.
I had a manager tell me that our apartment was ready for move-in. I even called to confirm and was told everything was good to go. But based on previous experience with this office, I decided to check the unit myself since our move-in was scheduled for the next day.
An employee agreed to show me the apartment—and when he opened the door, we were both shocked. The apartment was completely untouched, including a disgusting toilet in the master bathroom. I wish it was a dream, but it was very real. The employee was just as shocked as I was.
Before showing me the unit, he had even called the manager, and she insisted everything had been ready since the week before. I already had movers scheduled for the next morning, and my previous apartment was expecting us to move out so they could prep the unit for new tenants.
Thanks to Sloan he hired contractor to work on the unit and, assuring me I could move in the following week.
Thankfully, my old apartment and the moving company were flexible and allowed me to change the moving date.
Later, the same manager called me from her personal phone and left a voicemail apologizing. She offered $200 off February’s rent. Since the original deal was "first month free," she suggested I pay prorated rent in December, then get January for free. That was the initial promotion they used to attract tenants. In the voicemail, she also confirmed the $200 discount for February.
Guess what the complex did next? They transferred her to another property—probably because she was recorded offering the discount. And we never received that $200.
Our original move-in day was sunny and beautiful. But the following week, when we finally moved, it was rainy and cold. The move took 6 hours and cost us over $1,000.
Because we didn’t move at the beginning of the month, they promised to offer us a free January. But instead, they gave us only 3 weeks of rent for free—not the full month. That promise is also saved in a voicemail I received.
We submitted our renter’s insurance before move-in, yet they charged us a $20 penalty fee, & they didn't give us credit for it, claiming it wasn’t submitted. When I went to the office to explain, the new manager wouldn’t even listen. He had an attitude and dismissed my concerns. I’ve stopped going to the office because it feels like a waste of time and energy.
Now, they’re asking us to sign a new lease addendum for “future storm damage repairs,” which adds an extra $20–$25 charge—on top of the other fees they force us to pay by adding with rent, like valet trash and cable (which we don’t even use).
I’ll attach pictures showing how filthy the entry to our apartment building is because someone left a trash non valley trash pickup day....—especially our section. We’ve seen large mice climbing up the stairs to eat trash left outside people’s doors. Mice are running around the complex, and the leaking trash bins left disgusting stains that never been cleaned when we even moved in the beginning as courtesy for new movers. The door was decorated with spider Spider webb that I have to clean it myself because the apartment was been empty for long time.
The worst thing happened a couple of weeks ago. While my husband was sleeping, a maintenance man walked into our bedroom—with a sweaty body and dirty shoes—without even knocking to check if anyone was home. He just helped himself straight into the bedroom.
Guess what? It was the wrong apartment! Thank God it was my husband there. If it had been me, I would have been passed out.
I could write all day about this place. It looks nice from the outside, but once you move in, you’ll see learn everything I wrote...

I lived here with a roommate for two years and moved out in July 2024. In February 2025, we received a call from the Richdale collections specialist that we owed a balance. They claimed that we left without returning our keys and are now deducting two days of rent (outside of our lease) and a vacancy processing fee from our security deposit (over $200). My roommate and I both gave our keys, several days before our lease ended, to the same woman at the leasing office. We did not remember her name, as we did not expect to get scammed. I tried disputing this charge for two days over email and over the phone, and I was gaslit and lied to. They claimed that they had checked the schedule and that there were only men working on those days, and that we never turned our keys in. This is completely untrue. Kristi, the collections specialist, was extremely unhelpful and vague on the reasons for these charges. I asked them to look at security footage from those days and they refused. They claimed we had no proof that we turned in our keys because we didn't remember who we turned them into. However, they refused to give proof that we never turned our keys in.
This is extremely disappointing because I am positive that they are scamming us because they know we are young women who are very busy with school/work and don't have time to fight back. We have been forced to pay in order to avoid risking our credit. We did everything correctly: we turned our keys in on-time, we gave move-out notice on-time, and we thoroughly cleaned the apartment. However, they still decided to take advantage of us.
I've spoken to several people at the leasing office and no one can seem to find an accurate record of who was working that day to prove that we turned our keys in. Now, we are forced to pay for their negligence. Not only that, but they are outright lying that there was no woman working that day.
If you're still considering moving here knowing that you will get scammed, you should know that the "fitness center" is the size of a closet with a giant window facing the leasing office. The apartments themselves are not "luxury", they are outdated. My bedroom had a giant crack in the wall and the paint was chipping everywhere. There were always cockroaches, even though we kept our apartment clean and did not leave any food out. Also, they rarely clean the pool and the "spa" is not functional.
My friend lives in another apartment complex owned by "Richdale Apartments" and has experienced similar money-hungry behavior from their management. I would strongly advise anyone to avoid renting any property under the "Richdale" management. I am now at a different apartment complex that is much higher quality, has a better pool that is well-kept and an actual fitness center, with responsive management and maintenance for a similar price. Please look elsewhere to live! There are much better options than any property under Richdale.

Poor Management and Gaslighting.
I am a current and three year resident of Kenisington. I moved in during Covid May 24, 2020. I am a model and loyal tenant. I obey the rules and respect my neighbors and most importantly pay my rent on time. There are pros and cons to the complex. The pros are: prime location and it is quite. The cons are: lack of communication, poor management/corporate office, the apartments are outdated, major foundation issues and the amenties are a joke. Overall, this apartment complex does not care about their tenants and their living conditions. It is just a money game and tenants are disposable to them. You are paying 20th century prices for 19th century units. The office staff/corporate office ignores your request. They do not answer emails or phone calls. The maintenance is subpar. The trash doesn’t always get picked up. The luxuray spa is non-existent. I’ve been here for three years and the spa never worked. The spa is mold and green. The pool is always closed and the rest rooms are nasty. The fitness center can us an a major upgrade and please do not use during the hot months since there is no AC. There are rodents everywhere along with broke down cars taking up parking spaces. Beware of the squatters/homeless occupying the rest rooms, fitness ctr and empty apartments. Now, let me get into the unit I currenlty live in. Also, I have photos and emails to prove it. I had a roach problem for a couple of months. I can only assumed the roaches was caused by the tenants that was living next door to me at the time. I have holes in my walls and wires exposed around the AC/Heating unit. The wall are shifting and I have large chunks of of the wall gone. The sensor to my alarm is barley hanging on. The rubber on the door that keeps the elements out (heat and cold) is coming apart. There was a leaked from the unit above which cause the blinds to fall, left water stains, bubbled and peeling paint, to date not fixed. The vendor used to replace the cracked tile and resurfacing of the tub did a extremely poor job and left the job incomplete. There are still cracked kitchen tile and the tub is peeling and the tub tile is mold. The counter tops are puckering up and chipped, they never addressed this issue. The carpet has not been cleaned since I moved in three years ago. These issues have been brought to management and the coporate office attention and to date NOTHING done. I went to the office in October demanding better living conditions/repairs and instead of fixing the issues, they decided to terminate my lease. I already made the decision that I would be leaving but they wanted to beat me to the punch. The sad apart, I am not the only tenant whose lease was terminate for speaking on the living and property conditions. They rather get rid of loyal tenants then to do what is right and best. All this is such a disappointment.

Kensington Square is a great property tucked away and quaint. As great as the property is, Robby, the Property Manager is amazing. He is very informative and very professional.
