Do Not Recommend – Ongoing Roach Infestation and Poor Management Response
I have lived in this complex since December 2024, and I’ve been dealing with a persistent roach infestation since January. Despite pest control coming out more than 5-7 times to spray poison and place traps, the root cause has never been addressed. Management has made no effort to find the source of the issue, even after I’ve repeatedly brought it to their attention.
Instead of taking accountability, management has minimized my experience by saying they “don’t see what I’m seeing,” and offered me a transfer — either to a smaller unit for $100 more a month or a comparable-sized one for $400 more. This is not a solution. I should not be penalized for a pest problem that is entirely out of my control and clearly a property issue.
I’ve had to take extreme measures just to feel somewhat clean in my home — covering drains, constantly cleaning floors, and washing all of my young autistic son’s toys every time the unit is sprayed. This is not only exhausting, but it’s also unsafe. My child is not safe here, and that is heartbreaking.
It’s clear that the priority here is profit, not the health or safety of residents. I am deeply disappointed and would not recommend this property to anyone. If you’re looking for a place that values its tenants and provides truly habitable conditions, look elsewhere.
Update: I’ve also added pictures of roach droppings that I had to keep cleaning off my bathroom sink. I don’t leave my drains in my kitchen or bathroom uncovered anymore just for my sanity and safety. It is unbelievable that they’d completely negate my experience because their pest control guy “couldn’t find anything.” This is the same guy that told me I should consider pouring bleach down the drains every few months because their spray wasn’t that strong.

I really loved the property when I first moved in but it has gone SO down hill. I moved out early due to a roach infestation and massive cracks in the drywall that they would only fix if I moved all my things out. The pool area is ALWAYS packed due to residents have cookouts with 30+ people and unsupervised children every where. The office staff is super kind but ultimately ineffective when it comes to resolving any problems. The noise is a huge issue as it seems everyone is having a domestic dispute. all. the. time!!!! Do not even get me started on the corner store right outside the parking garage entrance, it collects homeless people and other upstanding citizens. do not move here it is NOT a safe area or building. I went to let my dog out and couldn't because a homeless woman was sleeping in the stairwell, when they asked her to leave she PEED on the stair. no efforts were made to clean it up. I could go on and on. don't make the mistake of paying 1500$ a month for roaches & homeless people.

I’m a current resident at Hall Street Flats, and while the location is very convenient, my experience has been incredibly frustrating. We attempted to transfer from a 1-bedroom to a 2-bedroom, and the leasing office walked us through the entire process—only to sell the unit three days later without notifying us. We had to call just to find out that transfers were on hold, with no prior communication.
The building itself has ongoing maintenance and safety issues. The hallway carpets are dirty and stained with trash juice, and each floor has a persistent odor. Weed smoke regularly comes through the vents, as people smoke throughout the property with no enforcement. The pool is often unusable for families—people (non-residents) loiter, throw loud parties, blast music, and even twerk on tables, all while the on-site staff does nothing to stop it. Football teams have banquets and people throw twerk offs. I've had to leave the pool multiple times, while the doctor says the pool is great for my postpartum recovery. I guess the amenities are for everyone on Munger, Ross, and Hall. I can’t take my baby to the pool without being exposed to that environment. He shouldn't see such twerking until at least high school my goodness.
Fire alarms go off nearly every two weeks with no explanation, and people frequently park in my reserved spot with no resolution. The garage has damaged speed bumps that have been broken since February and still haven’t been fixed.
We were excited about upgrading to a larger space because of the location, but with all these ongoing issues, we’re questioning whether it’s even worth it. Very disappointing. Don't know if we should renew. Staff is nice, but being nice can only get you so far in property management. Trust me my mom has worked in property management for 40 years. I am from Knoxville, TN so maybe this is a Dallas thing.

Living at Hall Street Flats has been amazing, and it’s all thanks to the incredible team here. Vanessa, the property manager, is hands down the sweetest person I’ve ever met. She genuinely cares about residents and goes above and beyond to make everyone feel at home. After a terrible day at work, I stopped by to thank Vanessa for coordinating a maintenance request, and her warmth and kindness completely turned my day around. She truly makes this place special.
Chris, the leasing agent, is also fantastic—always approachable, professional, and eager to help. From the smooth leasing process to answering questions, he’s been a joy to work with. Poncho, the maintenance supervisor, is just as amazing, handling every issue quickly and efficiently while being incredibly kind and respectful.
This team creates such a welcoming community. Hall Street Flats isn’t just an apartment; it’s a home. I feel so lucky to live here, surrounded by people who truly care. Thank you, Vanessa, Chris, and Poncho!
