This is a safe enclave to get away from the city, but enjoy being close to everything.
The maintenance team is great. Prompt, polite, clean, and fix it the first time!
I didn't think this would be such a big deal, but I have fallen in love with the door side trash pickup! No nasty gross dumpsters, no walking a mile with leaky tearing bags of trash, just a simple place it outside my door.
The new manager is kicking it getting improvements. I appreciate it, as I think of this as my home, not some ratty apartment that I call a crash pad.
Update. Six months have flown by. By this point you realize all of the hidden problems of a new home. None! Quite. Great neighbors. Clean. Excellent parking. Utilities and fees lower. AC is amazing. Dylan, in the office, has been amazing. Very responsive. When I had a question he actually came to my apartment. I'm truly blessed to call this home.
Amazing!! I spent my first night in the apartment and fell in love. Stunning, clean, easy, staff that are beyond!! From viewing the apartment to the leasing process to the move-in, this has been a five-star experience. Last night I slept like I was in I was in a luxury resort! Don't settle for a crappy apartment, settle for luxury at an incredibly great price!

I originally applied to The Gramercy Apartments on 5/22/2025. My application was initially denied due to income verification—something I anticipated as a recent college graduate. However, a couple days later, I received a call from the leasing office saying management had removed some of the original requirements and they could re-run my application. I agreed, and the application was reprocessed and conditionally approved.
The first leasing agent I worked with told me I would receive the lease agreement by the end of the day. It never arrived. The next day, I called to follow up and was informed that they couldn’t verify my income with a company I had listed. I explained that I had an official offer letter for my upcoming job in Texas and promptly submitted it.
After several days with no update, I followed up again and was told they still couldn't verify my employment. On 6/4/2025, I provided my direct recruiter’s contact information. I waited a few more days with no response. On Friday, I followed up again and was told the issue would be escalated and that someone would call me back. I received no callback that evening, nor over the weekend. On Monday, I attempted to contact the leasing office and agent all day with no success.
Finally, on Tuesday (6/10/2025), I was able to speak with someone. A new leasing agent told me they would call me back within the hour. The Assistant Property Manager later called to inform me that I had been declined. While I understand that outcome, the entire process took over three weeks—with no clear communication or transparency. I could have applied elsewhere during that time and potentially already secured housing. Now, I’m out $260 and will have to spend an additional $275 to apply for new apartments—many of which are now priced higher due to the delay.
To make matters worse, the system continuously changed my move-in dates and unit number without notifying me. The entire experience was deeply frustrating and mishandled at multiple levels. If you're a recent college graduate, even with an offer from a top financial institution, I strongly caution you to reconsider applying here. The lack of communication, accountability, and professionalism is unacceptable.

I had an amazing apartment tour at Gramercy at the Park, and I have to give a big shoutout to Brenna F! She was absolutely awesome — incredibly knowledgeable about both the property and the surrounding neighborhood. What really stood out, though, was her personality. She was kind, personable, and had me laughing the whole time. Touring apartments can sometimes feel stiff or rushed, but Brenna made it fun and informative. If you’re considering Gramercy at the Park, I highly recommend booking your tour with her!

Don’t move here!!!!!! When we lived here, we were fighting roaches until the lease was up. The apartment wasn’t clean when we moved in. From the first week of move in, We had roaches!!! It was a sign of an infestation!!!! They would crawl any and everywhere!!!!! It was bad ! They were On the stove while we cooked and sometimes crawl on you. I never experienced anything like this in my life. It was so bad to the point where we always ate OUT and rarely cooked. We Signed a 12 month lease and the roaches left in month 8/9ish. mold was growing on our windows and people had unruly dogs that were aggressive. It was not worth it !!!! Run and don’t look backwards. This apartment building looks good on the outside only!!!

Save yourself some time and headache. DO NOT MOVE HERE
I have lived here with my husband for four years now. Everyone that is on the staff for some reason feels the need to be passive aggressive and belittle you in any conversation you have with them. Fire alarms have gone off here more than 50 times in a year, always between 11 pm and 2 am, and will stay on for a whole hour before someone turns them off. The fire alarms have gone off so much that I stopped taking them seriously because it was never an emergency.
When we moved into these apartments, the staff at the time did not properly clean the apartments. WE had to move. WE got to move into dirty, wet carpet as well as warped cabinets that happened because of water damage. There was no other option or unit at the time.
I have an upstairs neighbor who is an absolute shit show and likes to let her dogs shit on the patio and just washes off the residuals from her patio. She lives on the 4th floor, so everyone underneath her gets to get rained by her dogs piss and shit. I reported this lady because she tried putting her hands on my husband when he asked her to stop washing her dogs droppings over the patio. I recorded videos and gave photo evidence of the damage she caused to our things on the patio. The apartments did nothing and she still lives here with two big ass dogs that I bet aren't even on her lease.
I was 5 months pregnant this year when our AC did not work. I asked someone to help assist with he issue for a whole month and sent in multiple maintenance requests, After it finally got fixed, I decided to contact Kristen, the new apartment manager. She decided she is was expert in HVAC and tried to tell me they could not fix the AC unit because of the weather outside. According to her, if the weather is under 50 degrees, they cannot come in to attempt to fix anything involving a broken AC unit, even though there were days in that month that were over 50. She had to make a whole argument up to justify not lowering the rent for the inconvenience of not being able to turn on the heat in some of the coldest days of the year. This was her justification for the apartments allowing us to have no running AC for heat an entire month, which is in violation of the lease.
Another incident happened when someone power washed the entire building and the apartments thought it would eb smart to bill the residents for the power washing service. My water was about an extra 100 dollars more than it normally is, and when people complained about it, they suggested we use less water. As if the water bill is not communal and based on the consumption of the building as a whole.
To top it all off, I get a new car and I am unable to work through this portal for the towing company, so I call the apartments. they send me to voicemail. I ask my husband to go in and let them know I cannot fix the information in the portal in order to receive some help. An office member said, "it is not our job and we do not mange it. " The towing company sends me an email when my information gets denied and says I need to contact that apartment complex for further assistance. The lack of communication and inability to just assist someone is insane. The only reason people move into these apartments is because they think they are getting a great deal with the prices. I promise you, if you look down the street in PLANO, you will find way better, newer, and nicer apartments with more helpful staff members. The price difference is 100 dollars, which is well worth it. I cannot wait for our lease to be up because I already know these apartments are going to try and make us pay for the "damages" that were already in the apartments when we moved in. I literally do not even want to engage in a conversation with anyone at the office. I am so done with dealing with adults who talk to us like we are less than or stupid. It is very disappointing. too much to even type the other issues that have happened to us here. Update: Ac was out for a month and the weather was not below 50 degrees. That's not protocol.
