I’ve renewed my lease here twice. The management team is a huge reason why. Haylie (the General Manager) is amazing -- super responsive, thoughtful, and genuinely cares about residents. Jack, Sam, and the rest of the leasing office & concierge team are just as kind and helpful. They’ve made living here feel easy and welcoming from day one. Beautiful location & great community too! Definitely recommend checking it out.

I’m honestly sad to have to write this, but after so many issues, I feel people deserve to know what living at Gables Park Plaza is really like.
I lived here for over two years, and while the location is incredible, that’s where the positives stop. The fire alarms went off constantly, I’m talking dozens of times, day and night, with a new excuse from management every time. The elevators were broken more often than they worked, sometimes for weeks at a time, and residents were left hauling groceries and luggage up multiple flights of stairs.
When it came time to renew my lease, I was stunned. After being a loyal resident for over two years, management tried to raise my rent by $200 per month! Right now, across Austin, rent has dropped roughly 22% since 2023 when I first moved here, and they were trying to upcharge me. I obviously declined, moved out, and a week later saw my old unit listed online for $400 less per month than what they offered me. That’s not just bad business; that’s wasting their own time and money, and taking advantage of residents who’ve shown years of loyalty.
The final straw came after move-out. I learned that Gables continues charging you for utilities (electricity, water, sewer, pest control, etc) until the next tenant moves in. They don’t tell you this upfront. If your apartment sits empty for 15 days or 6 weeks (in my case, 44 days!!), you’re footing the bill the entire time. What kind of policy is that?
Between the constant disruptions, broken amenities, lack of accountability, and dishonest pricing, it’s clear Gables Park Plaza cares more about squeezing every last dollar out of residents than providing a quality living experience.
My 2 stars are for the location only. Everything else, from poor management to maintenance issues to lack of transparency, has been nothing short of disappointing. I’ll never rent from a Gables property again.

Leasing team is great, location is great.
They moved me into a dirty unit with men’s beard hair all in the sink, lightbulbs out, the sink sensor out, the Bluetooth speaker out, a completely broken dryer, the previous tenant’s leftovers in the cabinets, random spills and mold in the fridge, dirt all over the floor, and dust all over the stove.
Additionally, they are attempting to discriminate based on my mental health condition and the ESA I have as a result of this condition. They are not compliant and have hired a lawyer to battle me. Reporting them to HUD and hiring a lawyer to fight them back is not what I wanted to do. I’m going through so much after my divorce and trying to start over, and Gables hiring a lawyer to fight me is not helping. I’m so stressed out, they’re making my anxiety much worse.
Do NOT move here if you have any form of mental health disability. They will make it horrible for you until you break your lease and move. This is horrible.

I've lived here ~4 months. Overall, good building. No noise complaints (other than the train, which I'm close to). Mail room seems to operate well. Building is very clean and kept up quite well. Maintenance has been responsive. Front office employees have been friendly and helpful. For example, the gym started having a super strong cleaning/air freshener chemical smell. I mentioned it to the office staff and they had it taken care of in one day.
Less expensive relative to the vast majority of other options in the primary downtown/rainey area. Gym is acceptable, great view. Parking is easy. I like that the building is right next to the pedestrian bridge. Residents are 30s-60s, respectful.
