Karen, Geo, and Brandon are seriously the best! They’re always super helpful, friendly, and easy to talk to. Anytime we’ve had a question or needed something, they’ve been quick to respond and super professional. You can tell they really care about the people who live here. Love having a team like this managing the building — makes a huge difference!
(Not to mention the Pool party with frozen margs and chipotle catering🤤) 🫶🏼

The good: location.
The bad:
1. Leaks and mold: my unit leaked 4 times during my 1-year stay (I was not on the first floor). Twice two different Windows leaked from heavy rain. Twice the ceiling leaked due to the units above me. You can see from the series of photos that it went from a small drip on the ceiling to complete flooding and destruction of walls, door frame and floor because the Ele waited two weeks to fix a leak. The fix was cosmetic instead of the complete replacement promised, and for sure I then discovered mold(see last photo). There was a lot of reasons offered (corporate approval, vendor etc.), but my health and basic standard of living was certainly not the team's priority.
2. Lack of communication: between the frequent change of management and personnel, it was difficult to get responses. I moved out a month ago and have not heard back regarding my deposit at all. Judging by other reviews, probably won't hear back.
3. Bad Internet: already raised by others, can confirm. I was losing my VPN every five minutes.
4. Generally bad building quality, thin walls/ceilings and noise
5. Lax rules: neighbors having late night parties, trash, bad behaving animals etc.

Most of the bad reviews are from a flood that happened when it opened. That's unfair to the complex and doesn't represent living here.

DO NOT MOVE HERE!!
I this is the first google review I have really felt inclined to leave, but I needed to share my experience so anyone considering moving here is warned. Apologies in advance for the essay, but this sadly didn't even cover everything.
My husband and I moved into this apartment in April of last year and have had nothing but issues since moving in. We moved into a new unit that had never been lived in before and on our first night, the apartment was flooded due to the drain hose not being installed in our washing machine. Come to learn later on, the whole 1st floor had flooded due to the lack of drainage in/around the building which is why these units opened up later. This continued to be an issue every time we had big thunderstorms, and the hallways would flood.
On top of the poor management, which I will get into later, the residents here treat it like a dorm and do not clean up after themselves, will no repercussions from management. There has been throw up, pet waste, broken glass (just to name a few) left in our elevator on multiple occasions and sometimes for multiple days. There has been trash left around the entire property, and even on our patio including chewed gum, cigarette/joint butts, cans, and even a broom, all of which were thrown down from the lovely people living above us that decided to use our patio as a trash can. And when you are paying 3k+ per month for an apartment, this is just insane.
Now to get to the management (Range Water). Yikes. Ill start off by saying that in the 13 months we lived here, the complex went through 3 completely different teams of office staff. We have had some great office staff (Tori and Tory) and some not so great office staff (pretty much everyone else). To sum up our experience here, this is just how our move out process has gone:
We submitted our notice to vacate on 2/24/24, more than 60 days notice, and well before our 4/30 move out date. We received an email back with a document stating that our last day would be 4/23, which we thought was odd, but did not question it and relied on what we were being told. Our final rent check was paid via a cashier’s check (which they did not tell us we needed until 4:50pm on a weekday, 3 days after rent was due and we had been emailing about not being able to access our portal). Calling is useless because no one answers, and if you’re lucky enough to find someone at the front desk they usually can’t help you anyway.
On 4/23 we moved all of our things out, deep cleaned our apartment, and sent photos of the nasty patio (mentioned earlier) that we informed them we were not cleaning due to it not being our mess. We were told on 4/24 that we would receive our final invoice and deposit amount within 72 hrs. Two weeks go by and no email or refund in sight. We tried calling multiple times, No answer. Finally, I was able to get a response via email today (5/7), from an office member who doesn’t even work at this complex but has been “helping out”. Her name is Karen and she’s been the only semi-helpful person in this process. However, upon reviewing the invoice that was provided to us today, management is trying to charge us exactly our deposit balance (coincidentally) for AN EARLY TERMINATION FEE. We have never asked for an early termination and have documentation stating that our notice to vacate was 4/30/24. Had we known that this would happen, we would’ve moved out a week later and saved money on not paying prorated rent at our new place. Following this email, we tried to call Range Water directly, of course with no response. We are currently out over $250 for an early termination fee that was never asked for or documented.
To sum everything up, do not be fooled by this place. The location is awesome but this place not at all worth the price of rent, let alone the various other items they want to randomly implement extra charges for. All in all, it’s a mess, and if I could give it 0 stars, I would.
