There is also an incredible park right behind my building, which is a huge plus as I love walking in nature. My apartment looks nice and well maintained, no complaints. The price is very reasonable. The Samantha has always been friendly and helpful. She is very knowledgeable of the property. I have not lived here for very long, but for now I highly recommend this apartment complex for living.

I lived at Eastbank at Waterside from March 2024 to March 2025, and it was, without a doubt, the worst rental experience I’ve had in 15 years. While the property itself appears appealing at first glance, the reality of living here quickly overshadows any initial excitement.
The property management is a significant issue. The manager is not only incompetent but also unapproachable and unwilling to assist residents—the very people funding her salary. The rest of the office staff do their best, but their ability to help is severely limited by the rigid control within the office. Throughout the year, many staff members resigned, which speaks volumes about the working conditions.
Despite the prime location and nearby amenities, the actual living experience is riddled with frustrations. The elevators were frequently broken, forcing me to navigate five flights of stairs with a small dog—not a pleasant task. Fire alarms went off consistently, and the hallways often reeked of marijuana, thanks to the student-heavy tenant base. Maintenance of common areas was lacking, with trash piling up in hallways that were seemingly cleaned only once a week.
Security was also a concern. Access doors were unreliable, often requiring me to circle the building just to find one that would let me in. The parking garage gates were either broken or left open overnight, leading to multiple vehicle break-ins among my neighbors. While the complex may look secure from the outside, appearances are deceiving.
The lack of cleanliness was another issue. Dog feces was a common sight—not just in grassy areas but also in the hallways and even the elevators. It was clear that many residents failed to take responsibility for their pets.
The one redeeming factor was the proximity to my workplace. However, the overall experience was so unpleasant that it ultimately motivated me to take the leap and purchase a home. If you’re considering moving here, I strongly urge you to look elsewhere. Unless the current management changes, these problems will persist. Just take a look at recent reviews—many reflect similar frustrations.

The location of this apartment was great, and the tour experience was pleasant. I was initially approved for the unit, but after further review, I was informed that I did not meet the income requirement of making three times the rent due to just starting a new job. While I understand the importance of financial criteria, I was disappointed in the customer service following this decision. I offered alternative solutions, such as paying several months in advance, but my inquiries were repeatedly dismissed with a standard response rather than thoughtful consideration.
Additionally, I was told my $150 application deposit would be refunded within 7-10 business days, but I have yet to receive it. Customer service plays a crucial role in the rental experience, and I hope they consider improving their communication and willingness to work with applicants in the future.

She provided excellent tours of the property, answered all questions, and helped walk me through the application process. Her and her team (big thanks also to Emerson and Catherine!) handled my application with both care and speed to facilitate an easy and smooth move in process. 10/10, 5 stars all around - love my new home and the community!

DO NOT RENT AT THIS APARTMENT COMPLEX!!
I know the area is great with the grocery store and restaurants with walking distance.
It took them 2 1/2 weeks to process everything. My husband I had not rented an apartment in over 20 years. So we kept thinking this was normal with the constant emails and threats of “if we don’t have this by 3:00 pm” we will release the apartment.
Until a family member who is a leasing agent told us these were HUGE red flags.
Finally, got them to release us out of the contract.
Went to another apartment complex that afternoon. What took 2 weeks took the other complex less than 24 hours! AND the leasing agent stayed an hour after closing to get us in.
