Interior Condition The walls have 10+ layers of paint (I accidentally peeled a section off). The carpet near the door is lifting, exposing nails, which is a hazard. Doors & Windows Front door: Top lock requires serious effort to secure; interior doors crack loudly when opening even after maintenance attempts. Paint buildup: Thick layers around door frames caused the door to jam, crack in half, and make a cracking noise (baby-waking loud). Windows: Let in drafts unless you jam them shut with full body weight. Plumbing Toilets clog constantly, even with minimal use. Maintenance clears them, but the issue returns within days. Chemical cleaners offer temporary relief. Appliances & Electrical ✅ AC and kitchen appliances work well. ⚠️ Bedroom lighting: No built-in lights-switch controls an outlet (bring lamps). ⚠️ Outlet issues: One crackled electrically for weeks but mysteriously stopped. Noise Levels Thin walls: Next-door neighbor’s music and recent screaming matches between another resident are audible. Upstairs/downstairs soundproofing: Downstairs neighbor complained about my 1-year-old’s footsteps on carpet. Building & Common Areas Maintenance: Quick to fix issues like a chipped stairwell step. Parking: Improved after allowing resident parking in visitor spots, but evenings/mornings are tight. Pool: Kept locked excessively throughout year- likely to avoid cleaning costs. Trash: Must follow strict schedule (Mon/Wed/Fri); early placement risks fines. Safety & Pests Safe overall: Loud cars/music but no major incidents. Pests: Occasional roaches/ants (DIY traps worked). Fruit flies swarm in spring/summer (I blame neighbor’s neglected plants). Management Responsive repairs: Fixed most issues promptly, except one they marked “resolved” and ignored. Payment headaches: Cash/money orders were banned- I was forced into online payments that charge fees. Communication: Clear about outages/events (at least 24h notice). Personal Experience Comfort: Mostly livable if you tolerate quirks. Value: Extremely affordable with small annual rent hikes. Why I’m leaving: Upgrading to a 2B2B here is too expensive. Final Verdict Good for: Budget-conscious renters who can handle noise, DIY pest control, and occasional maintenance battles. Avoid if: You need peace, modern amenities, or hassle-free payments. I will update this after I've moved out in a month to report on how much money they try to steal from me for their renovations.

DO NOT MOVE HERE water leaked into my 3rd floor apartment from a big storm and I was unknowingly breathing mold that had been growing right beneath my bed for months. I reported it to the leasing staff and emailed them a video of it as instructed. NOTHING was done about it. I contacted the the health department and by the time they got out to do an inspection, the mold had already been covered up. Instead of showing any concern about my situation, I got sent a bill for $400 for carpet restoration. I was only there for 14 months and did not have any pets, definitely did not cause $400 or anywhere near that amount of damage. As if dealing with the mold and creepy pervert below me wasn’t enough stress, they still managed to make things even worse for me. Currently trying to figure out other legal services that can help me

Lived at Eagle Creek for 2 years and my experience was pretty decent overall. The prices were reasonable (including the annual rent increases) and I feel like the office staff was friendly and fairly responsive. The complex is a little older, but the apartment was still comfortable and enjoyable. I also thought it was in a pretty good location as far as the North Texas area goes (it's within 10-20 minutes of Frisco, Plano, The Colony, and Addison). Parking could get a little competitive closer to the evening times, but I never had issues with towing or finding somewhere to park in the actual lot (I just would have to park a little further from where I was used to parking away at times). There would sometimes be random people in the lot, but I never had any major issues outside of my license plate being stolen once. Had occasional issues with pests when the weather changed (which is to be expected) but typically they had pest control right on it, which I really appreciated. I think if I had any major complaints, the biggest ones would be pretty standard with apartment living in general, which were the random drop ins/inspections (they gave notice, but I'm still not a fan of strangers in my house) and the random fees (like an unexpected fee with move out or being asked to pay for an already damaged window screen if I wanted it replaced). That being said, I'd be probably recommend Eagle Creek to someone that was apartment hunting.

I don't understand the visitor registration system. It has been over two months without being able to register visitors. Additionally, maintenance service is requested, and they threaten to charge the cost to the rent. Complaints are made, but no real action is taken. If you rent, you must follow the rules of the contract, but that doesn't mean you should live in isolation without being able to receive visitors. I do not recommend renting here at all.

I thought that roughly three stars was enough for a good apartment experience, but I was wrong. I paid for this apartment when it was priced in the $~800s and I got what I paid for unfortunately. Lived at EC for a year. The management I experienced during my stay was unwelcoming at best, and often not present at their desks during their office hours. They did not value their residents and did more for money than they ever did for a tenant. **Management has changed since and I cannot speak to their quality now.** If you have an animal, you’ll likely have to pay for the carpet to be fully replaced because of shedding, traffic, or if there’s an accident. Better to know in advance that you’ll be paying to excess for pet fees during your stay, just to leave without your security deposit and then some. Appliances and bathroom faculties are subpar at best. Bathroom fan, ice maker, shower, toilet, and dishwasher broke across the year. Gnats showed up in my freezer often. Parking is a nightmare because of frequent, predatory towing for the slightest mistakes. The towing company does not communicate effectively and EC does not provide any aid. Parking on the street is near impossible and subject to frequent fees as well. The area is heavily-policed. Neighboring apartments have received notice of armed robbery, while EC failed to make residents aware of the incident. Neighbors were kindly, although odd. One man liked to DJ on his balcony for the whole neighborhood to hear. There was consistent screaming in the room above throughout the lease. Another woman poured copious amounts of bird seed into the grass. Upstairs folks littered bottles and trash from above into the shrubs. Pet owners did not like to clean up their pet waste. All in all, consider another apartment.
