DO NOT RENT HERE – Luxury Lies, Hidden Fees, and Management Chaos
I’ve been a resident at Discovery Park Apartments since 2020. For the first few years, things were fine—mostly thanks to the hard work of Johnathon Shed, the only person who ever got things done. Sadly, he’s gone now. And since TAM Residential took over in May 2024, this place has gone straight downhill.
Let’s start with biggest issue: the elevator in Building 1, which might as well be a decoration. It has been out of service repeatedly for weeks at a time, making life miserable for everyone—especially those on higher floors.

That’s nine times in less than a year, often for two weeks at a time—and now it’s just not working at all. I live on the 3rd floor and after foot surgery, (4/26/2024)I was left stranded on a knee scooter, completely unable to use the stairs. The office knew about my condition and offered no help—only suggesting I file a "medical needs complaint" if I wanted to move apartments. That’s their idea of “support.”
Next the sleazy money grabs:
Suddenly, I’m paying a $35/month fee to use the washer and dryer that came with my apartment—something NOT in my lease. When questioned, the office deflects blame and offers no solutions. On top of that, they're now begging residents for positive reviews in exchange for a $500 raffle entry. That’s not reputation management—it’s desperation.
The trash situation is disgusting. With the elevator constantly down, valet trash drags bags up and down the stairwells, leaving nasty stains, pest problems, and smells. My guests now get the pleasure of climbing three flights of filthy stairs—while I get to apologize for it.
Despite having had the same cat for my entire lease, my downstairs neighbor suddenly started complaining about a “dog”—to the point they called the courtesy officer and even the literal police every night for months. The pet was a cat. Every report was baseless. And management knew it. Still, their solution? Ask me to consider moving units at my own cost because he didn’t want to move at his own expense. This harassment was allowed to go on for months until the neighbor finally paid to break his lease and move out—yet I was the one constantly inconvenienced.
Every interaction is met with either indifference or empty promises.
I’ve been here nearly 5 years and if I had known the circus that TAM Residential was going to bring, I never would’ve signed another lease. This is no longer “luxury living”—it’s barely livable.
Do yourself a favor and run, don’t walk away from Discovery Park and any property managed by TAM Residential. You deserve better.

I'm not sure if they just have no idea what's going on or upper management just has them on a leash, but it's terrible. I should have known how my experience was going to be just by the application process. I had to pay 2 seperate application fees, due to their inability to communicate the process. On top of that, every step took so much time. These people have absolutely no sense of urgency. Then, they constantly add some fees to your rent to make sure you pay more. I'm one person who was very conservative on my water usage, and somehow every month my water usage was higher. Their is also a deep lack of attention and maintenance done on these buildings. Within the first couple months I moved in, my sprinkler pipe burst ruining many of my belongings. Even though, the sprinkler pipe bursting was clearly due to their negligence and lack of winter maintenance, they basically told me it wasn't their problem. Then continued to send teams of maintenance men, painters, etc without notifying me. Keep in mind I was living by myself as a single woman. To top it all off, they kept half of my security deposit even though there were no damages done to my apartment (I was there for a 5 month-lease, what damages could possibly be done?). I deep cleaned the apartment and ensured everything was as it was when I moved in, so it's clear these people are just greedy.

To all the college students coming back in August: Look elsewhere(6/2025). What you see on the website and in the tour will not reflect the day-to-day experience of living here. Since moving into this apartment complex, the decline in quality. What was once advertised as a “luxury” property now feels completely neglected.
One of the most pressing issues is the BUG problem. No one has come out to spray, despite multiple concerns raised by residents. As a result, pests like spiders and other insects have become a persistent issue both in the apartments and around the property.
The BIRDS living in the roof continue to be a problem as well. Their droppings are everywhere—on walkways, near entrances, and even stairwells—creating an unsanitary and unpleasant environment.
The pool was unavailable for over a month and a half at the start of summer due to licensing issues. For a property that boasts about its amenities, it’s unacceptable that it took that long to make the pool accessible. I have never once seem them clean or do chemical maintenance on the pool since it has been open.
The grills listed as community amenities are in poor condition—dirty, unreliable, and rarely, if ever, cleaned or maintained. It’s hard to understand how they can be listed as a feature when they’re virtually unusable as they never have propane for them to work in the first place.
On top of all this, the elevators are constantly out of service. Repairs are frequent but never lasting, causing major inconveniences—especially for residents on higher floors or with mobility concerns. There seems to be no long-term solution in sight.
Despite all of these ongoing issues, rent prices remain the same. There is little transparency from management, and residents are left dealing with the consequences of poor upkeep.
I’m sure the response to this review will be the same copy-and-paste line they’ve used on every other one: “Please reach out to us so we can discuss further.” But I’m not interested in an empty conversation—just addressed and resolve the issues!
As mentioned above, returning students should seriously consider looking elsewhere.

Daughter going to UNT for doctorate so we've been looking at apartment complexes for 3 months, since March. Decided on Discovery Park in May.
We have been trying to get a lease from Asst Mgr Peyton for 3 mo now. We finally did 2 weeks ago but the price was $200 mo more! So we emailed. And called. Multiple times. No response. Since Peyton, ast mgr, is out sick, we escalated to Mgr Lindsey but she doesn't return our phone calls. Roger is super nice but can only pass on messages. Lindsey is out of town for 4th of July holiday which is understandable but she's back and confirmed in the office. However, emails and phone calls are not returned. We're going to have to drive an hr to her office and sit there until she talks to us. Hopefully, we can resolve. I'll return and update this review if we're able to get our lease today, Jul 7.

I’ve been living here for a little over a year, and I honestly wouldn’t recommend it to anyone. The condition of both the facilities and the service has been extremely disappointing. The automatic doors constantly malfunction, especially when it rains, and sometimes they’re left broken for months without repair.
The common areas are neglected—furniture is dirty, worn out, and even broken. And don’t expect to use the grills because they never have gas. The dog park? It’s always a mess. No maintenance whatsoever.
One of my apartment windows leaked every time it rained, which is just unacceptable. Overall, the lack of care and attention is clear in every part of this place.
Do not move here. Ever.
