I have not moved into the complex yet but Samantha, one of their leasing agents is amazing! She sent videos of different unit options, answered all questions in a timely and respectful manner, and was helpful throughout the entire application process. We are first time renters so her help and patience was extremely appreciated!!

Avoid at all costs – worst living experience ever.
If I could give zero stars, I would. I lived at Diamond Ridge Apartments (Apt 3216 to be exact) for two years, and the second year was absolute hell.
- Roach infestation: No matter how clean I kept my apartment, there were roaches everywhere—the kitchen, the living room, even my bed. I contacted pest control multiple times, and their treatments somehow made the problem worse. I ended up buying my own supplies because management was useless.
- Black mold: There was black mold in my bathroom and by the water heater, which I’m sure did nothing good for my lung cancer diagnosis. Management never properly addressed it.
- Fake security: They have signs saying there are cameras, but there are none. My hubcaps were stolen within two months of moving in.
- Horrible management: In just two years, management changed multiple times, and each new team was worse than the last. The current management is rude as hell and acts like you’re bothering them when you ask for help.
- Illegal lock change: Before my lease was even up, they changed my locks while I still had items inside.
- Broken amenities & inconsistent office hours:
- Bathroom vent? Stopped working.
- Gym? Closed 95% of the time I lived there.
- Mailbox? Unusable the first year, then broken into two months before I left.
- Leasing office? Changes hours whenever they feel like it. When I tried to turn in my keys, they were closing 30 minutes early.
- Shady fees & inconveniences:
- Rental insurance mysteriously added multiple times even though I had already provided proof.
- When I needed a copy of my lease, they refused to email it and forced me to leave work early just to pick it up in person.
- Loud, faulty plumbing: The pipes were extremely loud whenever there was pressure buildup. During the day, when I turned on the water, it would make a sudden burst and splash everywhere.
I could go on and on about how terrible my stay was, but I think this speaks for itself. To top it all off, don’t bother emailing corporate. RPM does not care and won’t help you.
I wouldn’t recommend this place to my worst enemy. If you’re thinking about moving here, run.

The management is very selective in who is to pay for upkeep of apartment units.
Upon my move out date, all the fees were paid, with signed and dated receipts by the management, and acknowledged emails from the management team. I also cleaned the apartment unit with photos, and even gave the supervisor of maintenance a large smart tv.
After I move out I received notification to pay over $1000.⁰⁰ from the management. The management has not provided a statement or advised why that amount was owed. To this day, even after all the evidence of payment on my end, Diamond Ridge still has not provided any detailed explanation or documentation as to why over $1000.⁰⁰ is owed. I paid over $3000.⁰⁰ (with receipts) in move out fees and still the complex alleged I did not pay.

This is my initial review. Ms. Samantha and Ms. Venica went out of their way to make my relocation to Texas go smoothly. They assisted me every step of the way. Made sure that I got the right apartment for my needs. Explained everything throughout the process. They even answered my questions with a smile. They are knowledgeable, professional, caring and very skilled at interpersonal communication.
The lobby of the office has the best coffee and cocoa selection. Always organized and friendly staff. The other young lady was very patient and helpful. I forgot her name because I only met her once.
Even the maintenance staff gave greetings and always seemed to be doing upkeep of the grounds.
I am actually looking forward to enjoying my new apartment.
Will definitely do another review after 6 months.

Just an update to my previous review.
I was not allowed to preview my apartment before signing lease but was assured that the model shown was exactly like my assigned apartment. Was told that I would be able to see it 48 hours before moving in. I arrived on 4/2 to view the apartment ( move in was scheduled for 4/4). When I arrived was told that I could go look at its location ( I had requested and been assigned a ground floor unit) but could not enter the property due to it was not ready. And that the apartment’s company policy did not allow viewing of apartment interiors until 48 hours before move in and not before all work has been completed for move in.
As I walked with asst. mgr to the property, we could see the condition of the interior from the sliding glass doors. She took me inside the apartment ( despite her manager’s instructions), and thank GOD- it was not ready to be lived in and definitely didn’t look like I would have been ready that Friday morning.
However, when we returned to the office. the asst.mgr asked me not to mention seeing the interior and since I had also complained to her about the apartment being next to the pool. I just focused on the fact that it was next to the pool and the anticipated noise/high foot traffic ( I had specifically requested apartment on ground floor near the office-thinking it would be less noise near the office) - versus alerting the manager that I had been allowed to see the condition of the unit.
Almost on cue, I was offered another bigger apartment that would cost less and was on the second floor with “ some” steps. Again I was refused a viewing but with my move in date less than 48 hours away and my Airbnb ending on the same day- Despite being under duress when I accepted the alternative apartment; I was very excited to have a “ better option and resolution to a previous disappointment “.
***I immediately wrote the previous review based on my thinking that the manager had allegedly “saved”the day by getting me an apartment at the last possible moment.
**Was told that I could not move in until 4pm (4/4 a Friday), but that they would call me if I was able to move in earlier. To their credit, I was called and allowed to move in by noon.
I was not aware or prepared for the number of stairs that I had to go up and down.
Longer story shorter, I alerted management and was told that they would find me a ground floor apartment. Was told it would be smaller, but I don’t mind. I just can not continue to hurt myself on those stairs.
Despite some misinformation and inconsistencies; I am holding out hope that all of this will be resolved with honest forthcoming transparency from this point and into the future. No one likes a less than perfect review, but by being honest about my experience- maybe everyone can learn ( including myself) from this experience.
Tenants should be able to view apartments before signing lease or paying; to avoid future experiences like mine.

Paid the application fee and other fees that totaled 102.95 on 3/17/25. They told me my apartment would be ready on 4/11/25 and they would send the lease agreement. I went to the office twice and asked about updates and they said they would call me back. No one called me until 4/10/25 and by then I had to find a new apartment cause I didn’t know what was going on. After all that they wouldn’t give me any of the extra money I paid because I canceled the apartment. So I guess I’m writing this to just let you know be careful when you send money on all the extra fees on top of the application fee cause people are trying to rip you off. I don’t know about you but I don’t have money to just apply at multiple places only to get the run around and then have them make it my fault.
