I am writing this review to help others. I am currently stuck in a lease. I just moved in this apartment complex on April 1, 2025. It is April 11, 2025. Upon moving in, there are missing blinds in our second bedroom. My dishwasher does not start although brand new. They will not provide me an ETA of when they will fix the dishwasher or provide the blinds that should have been here upon move in. They still have not provided my mailbox key and will not provide an ETA of when they will arrive.
This is a typical task that should be completed before a tenant moves in. It is also typical for one to do a walk-through of an apartment and make sure all appliances work and all missing items are replaced before the tenant moves in.
Additionally, the way they keep their property is absolutely filthy. Please see photos of how they keep their dumpster and their pool area. The people in the office are not very helpful, they do not provide answers to questions and they often appear highly confused. I am reaching out to the property management company, and the person who owns this complex for resolution. Please do not be silly like I was & become a tenant here. I was so excited to move in here! It makes a huge difference when you have competent and willing staff members to assist on your property.

Warning: Avoid Devi Apartments @ Valley Ranch, Irving, TX — Extremely Poor Management and Service
One of my friends recently moved into Devi Apartments at Valley Ranch, Irving, TX (just last weekend), and the experience has been nothing short of a nightmare from day one. Despite repeated follow-ups, the management has failed to address several critical issues:
Severe Water Clogging & Flooding: A clogged pipe has been causing water to overflow from the kitchen drain, frequently flooding the floor. The maintenance team acknowledged that a third-party plumbing service is needed but provided no timeline. As of today, parts of the kitchen and living room have been flooded again.
Non-Functional Dishwasher: The dishwasher isn’t working and, according to the staff, is under warranty and due for replacement. Yet, no replacement timeline has been provided.
Broken Garage Door: The garage door won’t close due to a mechanical issue. Once again, management has failed to communicate any expected resolution time.
As a result, my friend hasn’t been able to cook, use basic appliances, or even enjoy a clean living space for an entire week. This has caused immense inconvenience and stress.
A basic question to the management: How can you hand over an apartment without completing a proper inspection or ensuring livable conditions?
Extremely disappointed with the service and lack of accountability. Strongly recommend staying away from this property.

maintenance team never know when they come, that much bad on this property condition. if we ask why getting late, very short on man power, but no shame or guilty to collect rent for which we not able to use.
no proper guest parking.
we have to use amenities(Pool & Gym) in the leasing office hours.
TO LOOK OUTSIDE BEAUTIFUL, INTERIOR VERY BAD. ALL APPLIENCES LOOKS NEW, BUT NONE OF THEM WORK PROPERLY.
OLD AIR CONDITOINING UNITS, ELECTRICITY BILL COMES HIGHER.
**MOLD ON ALL VENTS ALMOST
EVERYWHERE RATS AND COCKROACHES.

When you learn to treat your tenants with equal respect then we can have a conversation! You disrespected me and my home and expect me not to stand my ground or defend my position in the situation. But again when people voice their concerns you all do everything in your ability to neglect responsibility and to shift blame!
Your amenities are not available for use beyond your office hours which I work before your office opens and return home after it closes! I don’t get to utilize any of said amenities! I’m not the only one complaining about that the neglect for trash pick up and if you go to the dumpster the trash is overflowing there with rats and all sorts of other animals and pest!!! Huge cockroaches all along the stairs and around the door! A tree almost fell on me night before last I’m sure you all have had the opportunity to pick it up! The amount of children that hang in the streets and people that are loud outside after hours causing a known issue and disturbance to people that do value peace and quiet! So when I make noise it’s an issue!!!!
There were light fixtures out and took over 3 weeks just to get the closet light on. Tub was broke when I moved in couldn’t bathe for days (couldn’t even turn on the water) you all paint over damages and put laminate down over old oak flooring you paint over mold and built on dust. I don’t take a bath only showers because the tub still never worked after I reported it broken when I moved in and it was said to be properly repaired! It was not and like other tenants have noted, maintenance is not adequate! Stop lying and gaslighting me!!! If we signed a petition to have this place shut down I’m sure there would be justifiable cause!!! Your company needs to take a deep look in the mirror and stop treating people like they don’t matter!!!! But their money does!!!!!
And do note that this is proof of continued harassment and retaliation at a management/corporate level!!!!
Im still appalled at how you told me your corporate manager refused to call me but you keep replying on reviews! Sad but God sees all and knows all too!
Since corporate has also decided to ignore and neglect me:
Some of us don’t have the privilege to choose where we live! All of us do work really hard to live in a safe, healthy environment. Living here has been nothing short of a nightmare. Management cares only about squeezing every last dollar out of tenants and has zero respect for residents, our privacy, or our families.
Notices are handled in the most unprofessional and humiliating way possible. Staff banged on my door like it was a police raid and loudly exposed my private financial information for neighbors to hear. My 6‑year‑old child overheard every word, and I had to explain the situation to her—something no parent should be forced to do because of management’s incompetence and cruelty.
When I dared to complain, I was retaliated against. Management slapped me with a lease violation and then flat‑out told me the corporate manager, who had previously been “on vacation” (their excuse for ignoring me), now refused to contact me at all—despite promising in writing that she would. This was not just neglect, it was intentional retaliation designed to silence me.
I demanded all communication in writing only, and even that basic request was ignored. Instead of accountability, I got gaslighting, blame‑shifting, and hostility.
Meanwhile, the property itself is crumbling. Maintenance is a joke, amenities are neglected, parking is chaos, and tenant safety is clearly not a priority. I even witnessed a tree fall near the sidewalk where I walk—whether coincidence or not, it speaks volumes about how unsafe and poorly managed this place really is.
I wish I had the money to sue, because the way management treats residents here is discriminatory, retaliatory, and absolutely unacceptable.
If you’re thinking about moving here, don’t. Unless you enjoy being disrespected, silenced, and treated like nothing more than a paycheck, stay far away from this property!!!

Worst apartments I’ve ever lived at! Management sucks! Nothing ever gets resolved! Been dealing with a ton load of roaches, mold stains/ smell and rats all over. When I put a maintenance request noone came to look at it until 2-3 weeks later after the fact that I had to go in person to discuss it. At that time i spoke to Chelsey about it. She didn’t seem to care about my concerns, would just stay quiet and even had the audacity to tell me to lower my voice so others didn’t hear my complaints . Ummmm excuse me. Who wants to live in an unsanitary place. To top it off my package was stolen from the mail area, I send Chelsey and email with regards to the situation and so she can send an email to the community and no response or action taken. She doesn’t care to help or address situation when it’s a problem. Why switch management when it’s even worse than the first. Grateful our lease is almost up but fair warning trying to move into these apartments. I’d take a hard look and ask questions to residents in the area because for a fact I know I’m not the only one dealing with roach infestation.
