We have been very happy with our time at Crystal Springs. I appreciate the staff being diligent on keeping our property safe, clean, and enforcing rules that make this a family friendly place to live. Whenever we have had maintenance requests in our apartment, trash room, or amenities etc - it has always been addressed and taken care of. Our gym, pool, and workspaces are elevated and not your average apartment amenities. Love being right off the trinity too!! Avery and Jeff have been super helpful. Thanks for all y’all do!

So, I recently moved here from Miami. Upon my arrival I had a list of apartments to view, none were it. I happen to come across Crystal Springs per a recommendation. I'm glad I took that recommendation. When I went I was greeted by Avery. The lobby is quite nice and clean. This was good sign. Avery then gave me a tour of the property and showed me an apartment. Immediately knew it was for me. As a chef, the kitchen is amazing. Spacious, white, and bright. So I was sold. This along with Avery's great customer service assured me this was the place for me. Furthermore, I had the pleasure of meeting Emily the property manager and she was fantastic. Very helpful. I also received some help from Kayci, who was also great with her customer service. 10/10 would recommend.

Crystal Springs has truly been the best place to live! If I weren’t relocating to the Houston area, I would definitely renew my lease. I’ve never had any maintenance issues with my apartment, and the staff is always so friendly and helpful. The amenities are top-notch and always kept incredibly clean.
The surrounding area is great, and the building’s security measures make me feel safe at all times. One of my favorite perks is the short walk to Crystal Springs Hideaway—I love that they built a dedicated walkway for Crystal Springs tenants! It’s super convenient for grabbing a quick drink, enjoying great food, and listening to live music.
Overall, my experience at Crystal Springs has been a 10/10! If you’re considering moving in, I highly recommend it. And don’t forget—mention "Alexis Naddy" when signing your lease for a referral discount!

I moved into Crystal Springs two weeks ago and have loved making this place home. I feel like my unit was designed specifically for me - the layout, the space, the details are all very well thought out and executed. My grandma remarked during my move in, “This is just the perfect size!” And I couldn’t agree more. I felt comfortable and completely at ease from the first night and have thoroughly enjoyed finding my rhythm and flow here. The amenities are so well designed and kept. I feel inspired and such a clarity of mind in all areas of the building - the coworking space, the pool, the gym. I feel very lucky to have discovered this hidden gem. The location is perfect for me - right on the Trinity and near all of my go to grocery stores/shopping. It does take me around 45 min to get to Dallas, but so far without crazy traffic if timed right. Victoria, Jeff and Miguel have all been amazingly responsive to every one of my questions and requests over the course of my time here from touring to getting settled in. Even maintenance has been quick, professional and kind in fulfilling requests. I feel so well taken care of by the team here. It is evident this property has been thought through extensively, with great intention put on creating the best experience for the residents which is something I deeply appreciate as a business owner myself. My heart is full and I am so grateful to be here. 🤍

**Avoid This Property at All Costs**
I would not recommend this complex to anyone — not even my worst enemy. After living in Fort Worth’s ClearFork for eight years and having nothing but positive relationships with neighbors and staff, my time at this property was a complete nightmare.
**Noise, Harassment, and Poor Construction**
From day one, I experienced harassment from the neighbor below me, who frequently banged on the ceiling and falsely complained about noise from my registered service dog. The walls and floors are paper-thin, with zero insulation — you can hear everything. I had to spend my own money to soundproof a closet just to avoid further complaints. Despite daily emails and pleas for help, the front office did little to nothing to resolve the issue.
**Unprofessional Behavior from Staff**
One of the leasing agents, Avery, not only failed to help but contributed to a toxic environment by gossiping and allegedly organizing others to complain about me. This behavior was wildly unprofessional and added to an already stressful living situation. The courtesy officer was also ineffective, refusing to take action when homeless individuals were found sleeping on patios and misrepresenting himself as a police officer when off-duty — a clear abuse of power.
**Broken Promises and Safety Concerns**
After months of harassment, I was offered early release from my lease, only to be persuaded to stay by the property manager, who promised things would change. They didn’t. My dog — a 35-pound service animal — was attacked multiple times by other dogs on the property, including by pets owned by front office staff. Management failed to respond appropriately, despite my repeated concerns.
**Unsanitary Conditions and Negligence**
The courtyard was poorly maintained and used as a personal dog park by staff, with pots full of dog feces left sitting on patios — a health code violation that required me to contact the city directly. Nothing meaningful was done in response.
**Final Straw**
When I finally gave notice due to a job relocation, just days before moving out, Avery shouted at my mother from the ground floor while we were having a conversation on my balcony — completely unprovoked and utterly unprofessional. This speaks volumes about the environment and culture fostered at this property.
**Management and Deception**
ZRS Management, in my experience, is completely unfit to manage residential communities. They’ll tell you everything you want to hear to get you to sign a lease, but deliver nothing in return. This complex was built too quickly, poorly managed, and is already on a steep decline. I would not be surprised if it transitions to Section 8 housing within the next few years.
**Final Advice**
Run. Do not walk — run from this community. Save yourself the stress, the money, and the emotional toll. There are far better places to call home.
