Dear Copper Canyon Management,
We are absolutely livid and profoundly disappointed with the unacceptable mishandling of our rent payment and the utterly dismissive customer service we’ve encountered.
Just one week after signing a new lease, we deeply regret our decision to continue renting with Copper Canyon due to your infuriatingly defective payment system and your staff’s refusal to acknowledge clear evidence. We are also notifying Westdale Corporate Office, which we believe manages Copper Canyon Apartments, of this matter to ensure it is addressed appropriately.
Three weeks ago, we diligently updated our payment method on your rent portal, replacing our old card with a new one. We completed every required step, and your portal explicitly confirmed that our new card was verified. To ensure there was no misunderstanding, we sent a video screen recording of the portal clearly showing the new card as verified in our email to your office on September 3, 2025. We trusted your system to process our rent payment correctly. However, on September 3, 2025, after office hours, we were stunned to receive an email from our former bank stating that Copper Canyon had inexplicably attempted to withdraw rent from our old, inactive card instead of the verified new one.
To avoid a late fee caused by your system’s failure, we immediately used the “Pay Now” option on the portal, and the payment was successfully processed using our new, verified card. Yet, to our utter outrage, you had the gall to charge us a $50 fee for your failed attempt to withdraw funds from the old card—a card we updated well before the rent was due, with verification clearly displayed on your portal both before and after the payment.
When we contacted your office to address this egregious issue, the response we received was beyond frustrating. During the call, it was painfully obvious that the staff member hadn’t even bothered to watch the short video screen recording we provided, which clearly showed the new card as verified on your portal. Instead, she insisted that we had only added the new card on September 3, 2025, and that she could only see the old card in your system. This blatant disregard for the evidence we provided and your refusal to acknowledge your system’s failure is nothing short of infuriating and feels like a deliberate attempt to steal from us through unjust fees.
For two years, we had a positive experience with Copper Canyon under previous management, particularly with Nancy in the office. However, this “new era” has been an absolute disaster, completely shattering our trust in your ability to manage basic payment processes. We are furious and demand the following immediate actions:
* Reverse the unjust $50 fee, as it resulted from your system’s failure, not ours.
* Request a refund of the $4.95 fee charged due to a system error that failed to process the rent payment from the new, verified card added 2-3 weeks ago, forcing the use of the "pay now" option.
* Conduct a thorough investigation into why your portal failed to recognize our verified card update, despite clear video evidence proving it was updated weeks ago.
* Provide written assurance that future rent payments will be correctly withdrawn from our verified card to prevent further maddening errors.
We are exasperated by this intolerable situation and your staff’s refusal to engage with the evidence we provided. While we wish to resolve this matter amicably, we consider this unjust fee tantamount to stealing, and if this issue is not resolved justly, we will be forced to report it to the appropriate authorities. We are escalating this matter by sending a copy of this letter to the Westdale Corporate Office to ensure accountability. We demand that you address this issue with the urgency it requires and provide a written response detailing how you will rectify this outrageous error, acknowledging the video evidence we submitted.

My wife and I have lived here for a year now. The community here is wonderful. All of the tenants are so friendly and the neighborhood and complex are so peaceful and well maintained. The management here is the absolute best I’ve experienced. The ladies in the front office are always nice and willing to make sure requests are taken care of in a timely manner. The maintenance team is on top of absolutely every part of this complex. From making sure every single light is working to spraying the weeds in the rock beds. They are very prompt with maintenance requests as well. I would whole heartedly recommend Copper Canyon to anyone I know that is looking for a better place to live. The management here IS the difference!

My son lived there about 3 years. He loved the location and management. However, he moved a couple of weeks ago and they are charging him an unfair amount for damages. I was there when he moved in and there was a dirty stained bathtub in the unit. They are charging him to resurface the tub that was damaged before moving in. Management will not help with the situation. Be careful future residents!
