I’ve been living here for the past couple years and my first apartment. I never had an issue with and I never had an issue with the front office or any of my payments. One of the issues I had with my first apartment living here I didn’t have grass and I had brought it up to management at one point which it was a different manager and I was told that the backyard is my issue and I’m the one that has to take care of it if I wanted grass, I had to put it in there and I spent over $700 putting grass in the backyard and when it came time to renew my lease, I wanted to get a smaller unit and the unit I’m currently in never had grass. There was no issues to begin with but upon coming on my 3rd year living Here i’ve had bug issues. I’ve had no grass in my backyard since I moved in the foundation is complete trash. None of my doors closed because of the foundation there’s cracks in my walls in my ceilings. My AC unit in my backyard is so old and breaking and basically is on its last few legs and none of it has been taken care of and to top things off. I had paid my rent last month I had to do payments and now all of a sudden coming into this month of July I paid July‘s rent. I was told I didn’t pay June when that money came out of my account now I have to come up with another $1800 which is completely ridiculous because that is a complete rip off when I know I paid my rent. I never complain about the issues that’s going on such as the bugs the rat problem me not having grass and being told that I was gonna get grass and never getting it the foundation, the cracks in the walls, the toilet issues and everything else. It was worth living here at one point, but it has completely gone downhill and to top things off the pool has been disgusting the whole summer and now all of a sudden it’s closed. I enjoyed living here at one point, but it has completely gone downhill and for what I’m paying it’s not even worth living here

I would like to start with the maintenance manager Cory is AMAZING, the only positive here!
Email sent to management and Rep Residentials 8/26:
Since my move in on July 26th I have had to make multiple requests for repairs and have a record of 5 service requests.
My two initial concerns have been the subpar air conditioning and the failed plumbing for the master bathroom.
The wall in my master bathroom has been open for plumbing access since 8/4. This is not only an eye sore but allowed in bugs. The plumbing was finally fixed on 8/20 and the wall is currently STILL open.
In short I did not have access to my master bathroom for 25 days and have had to deal with the open wall for 24 days and counting. This has also left a Giant hole in my garage floor preventing guest parking.
Due to the horrible AC situation and 100 degree weather I was forced to purchase a freestanding portable AC unit to try to provide some sort of comfort in my bedroom. This unit was $280 from Walmart and an out of pocket expense. Additionally the AC unit has been unsuccessful at cooling the unit causing the unit to run excessively which will result in an excessive electric bill, another cost that I will have to pay out of pocket.
I was placed in a unit that had a previous dog owner that was not properly cleaned. This was seen when cleaning the floors as urine and odor is coming from between the flooring seams. I have attempted multiple times to clean as the odor is very noticeable. Proof of a prior dog renter is seen on the back door frame and door paint. This is unacceptable and the flooring should have been replaced.
I also went 4 days without access to my kitchen sink due to broken plumbing.
I understand that the property is older but Reep Residential hs done a terrible job maintaining this community. The images posted online do not depict the community or units accurately. The property is not well kept, residents yards, porches and garages are trashed and unsightly. There are garage doors half painted and cabinetry that has been sitting in driveways for weeks. This is not something that I have ever experienced when leasing.
I am requesting that my rent be reviewed nd lowered until ALL repairs are taken care of. It is unacceptable to pay full price for a Unit that I have only had partial access to.
I would like to note that Mariella and Cory have been amazing. I understand that this is out of their hands nd they can only use the resources provided to them. Although the communication has not been the best concerning my maintenance requests I was provided Cory’s direct number and he has greatly improved communication.
Please respond with a solution to move forward.

Good morning.
I sent an email on August 28th and still have not received a formal response.
I spoke with the property “manager” Noe Pena on 09/2/25 after I had to call him for an update. At that time he stated he had received my email and so had his boss. I questioned why he didn’t respond and he explained that it was his mistake and that he was following up with his manager. I explained that professionally he should have at least responded stating my email was received and a timeframe as to which he would follow up with me. I asked that Noe have his manager call me and he confirmed that he would have her to give me a call. That was 2 weeks ago and I have still not received a response.
I have also reviewed my account and zero adjustments or credits have been applied to correct any of my concerns including the reduction of rent, repayment of the out of pocket expenses for the portable a/c or the excessive electric bill.
At this time there is still unfinished drywall in my master bathroom and a huge hole in my garage floor as well as molded drywall in the garage. Also the valet trash has been non existent causing rodents and an unsightly community. Valet trash is charged in our rent and should be handled timely. Your website states new countertops and cabinetry which is a lie. Your property has painted over wood rot and sinking cabinetry.
Still no response.

Its now 2:49 AM we cannot sleep. Two months ago we discovered RATs we made an alarm, upon inspection the specialist told the manager, and us that its an infestation in my attic. Some how they came in thru the roof.
Its been 2 months now the maintenance team have tried EVERYTHING but the rats wont go away they are in the walls, and somehow found another way to get inside my unit.
They cannot find anything nasty or any food or dirty dishes so they eat the floor and a brand new trash bin.
The office kept telling me they are waiting on approval to pay the terminator ....2 months ago. The longer we wait the more concern I am regarding our health.
Everyday i clean and sanitize thats who i am. I am devastated. The truth is we have been through so much since we moved in but I tried to keep it together by Gods grace.
I would never recommend here to anyone else. But if you must move in please do not move in until everything in your unit that needs to be fixed is done, and look out for rats.
I dont know whats gonna happen or how much longer we can hold on before help comes.
I even called the head office and was given an email address for the director, and i am still waiting for a response from him.

Things are a little better. The property mgr and the maintenance team are working, and seeing results. Thank you guys for helping us. From changing my appliances (stove & refrigerator) etc.

Had a bad first impression of the front office manager, Noe Pena, who told me he could just tear up my lease agreement when he couldn't own up to a mistake they made regarding my missing attached parking. Don't understand how some people manage to get a front of house job. They also didn't have my mail key ready for me when I went back to the office for one. Since then I've had a negative experience with the unresponsive front office/maintenance middle man "Happy Force" whose only use is to stall. My oven was malfunctioning and filling my apartment with smoke while they stalled me for hours. I'd be remiss to not mention the bug problem present, they're coming for my plants

Sketchy homeless people asking for money and tickets being put in for maintenance not ever being worked on. Rent at your own risk… not worth the price.
