I’m very disappointed with the way this apartment is being managed. Maintenance requests are consistently ignored or delayed for weeks, and communication from management is practically nonexistent. Common areas are always dirty, and basic issues like trash pickup, lighting, and security seem to be low priorities. Tenants deserve better service and more accountability from those responsible for managing this property.
They charged me for small, insignificant damages that are clearly due to normal wear and tear. Instead of addressing real maintenance concerns or improving communication, they focus on squeezing extra money from tenants. This feels unfair and unprofessional. Tenants deserve better treatment and more transparency when it comes to charges.
The AC was broken and leaking into my bathroom for 45 days( u can check from maintance history i did how many request about that)
It took nearly two months for them to fully fix the issue.I went to the office for help with car registration and were promised a call from Michelle, but no one followed up.When I gave notice to move out, they scheduled a pre-walkthrough but never showed up or informed me that .I was charged for maintenance during my last month, but weren’t told what for or how much.The charges seem unfair or unexplained.
There is always a weed smell in the building.No one from management investigated the issue.
Rude staff( especially that who came yesterday(04.30.25) and did the work in the apartment).
Garden windows side has a tree tree broken this frame(windy days) this is not my mistake u need to responbility from tree
Last thing
I hope I have the deposit they don’t find something else for extra payment

Hello everyone, I stopped into by the office at Brio Firewheel Apartments in Garland TX and I had the pleasure to meet with Nancy Fountain. I needed to renew my lease. She is absolutely fantastic and she was willing to help me any way I needed. She is very polite and very professional. This was the absolute best experience ever with the staff, not that anything is wrong with the other staff members. Nancy went above and beyond to answer questions and assist me with my renewal. Thank you Nancy and yes she certainly is a Fountain that anyone that meets her will never forget.

Read every letter in the lease other ways they’ll find ways to get you. First apartment I’ve experience where you HAVE to give them a notice to move out. Even if your lease is up or about to end they just keep charging you rent until it’s inspected and a notice is given. Walls are paper thin. When I moved in things seemed rushed to get us in there, I was the only unit on my floor with out door space blocker. Windows/ doors incorrectly sealed leaving airholes letting warm weather get in. My roommate’s bathroom door didn’t shut. I never got a key fob for the apartment building my roommate did. And other minor issues like that. Maintenance was pretty good on our calls out. That’s about the only positive thing I have to say about the place. Wouldn’t recommend

I am giving maintenance a 5. Maintenance seems to be working very hard at getting this property back in shape. Kevin W. and Chakiya were very pleasant while in my home working on a request.
Having said that, I feel it fair to update the overall review as well. Starting to see improvements to the property here. Also marked effort to keep the property cleaner. I am updating the overall rating to a 3 Star-which is a huge improvement from the original 1 star. The property has made some positive improvements from where they were. I see you, Brio. Keep it up!

When Chakiya came into my apartment to do some work i was immediately greeted by her when i opened the door. she had such a positive attitude and a great smile. she was very helpful in keeping me updated at what was going on and she worked super fast. i told her i was on a time schedule so she accommodated me and did what she could. very sweet person and super polite. i wish i could get her everytime i need maintenance requests!!
