Horrible Experience - Stay Away!
I recently moved out of this apartment, and I couldn’t be happier to leave. This place was infested with roaches—literally everywhere. The kitchen, the bathroom, even the living room—roaches were crawling all over the place. We reported it multiple times and were told to empty our cabinets for pest control on three separate occasions, but no one ever showed up. The maintenance team is completely unreliable and clearly doesn’t care about tenant concerns.
The elevators were constantly dirty, the carpet flooring in the hallways was disgusting, and the so-called “amenities” were neglected and filthy. It was clear management had no interest in maintaining the property.
To make matters worse, after we moved out, they refused to return our security deposit. I called three times, and they couldn’t even bother to give me a call back. I have uploaded some videos of the roaches so everyone can see the kind of environment this place offers.
I would give them ZERO stars if I could. Save yourself the frustration and avoid this nightmare of an apartment at all costs!

She has assisted me in a tough situation I was going to when most managers wouldn't have at ALL! She handles issues in a resourceful and fast way. I just moved in to Arrive West End in February 2025 and have had a great experience with the property, management, and staff. The unit overall was ready for move-in (and the maintenance staff had a very tight turnaround between tenants), and the staff has been prompt in response for a few maintenance requests. Justin is helping Arrive West End and comes from another property, but both he and Aaron have been so kind and helpful.
The property management and staff are also very kind. Aundrea the property manager was able to troubleshoot and resolve a few things for me, and ensured my move in experience was positive. Melanie is also very sweet and attentive to tenants. They both even gave me recommendations for things to do in downtown.
Living in downtown comes with pros and cons. The building is part of the West End Historic District, so the structural building itself is old. The property management team is aware of the pest sights and are actively working and in transition of vendors for this service. Commercial grade carpets wear with time too, I spoke with regional managers from Trinity Property consultants, they're aware the carpets in the hallways needs to be addressed.
Now for the pros. Location location location. You are in the center of Downtown Dallas with so many things within walking distance. Underground secure parking for all tenants is a major plus living in downtown, and its beneath the property, other properties, their garage is detached or blocks away. You have direct access to the DART West End Station which gives you access to so much and fun activities during the weekend. Because the property is within a US Historic Landmark, there is Dallas PD and security officers from neighboring buildings 24/7. I have a dog and have walk all hours of the evening and feel perfectly safe. West End is also fully lit from its lamp posts!
Another pro is the price point. Living in downtown is incredibly expensive and IMO, Arrive West End price points are competitive, especially for the location.
I've rented at properties before where the staff clearly does not care about tenants and their quality of life. This is not the case here at Arrive West End. It's been a delight interacting with Aundrea, Melanie, Justin, and Aaron. I intend of making the Arrive at West End our next home for me and my dog.

We were about 6 minutes away from our scheduled tour we had just made and due to a longer tour at a previous complex we were just a few minutes behind. When we called to confirm they told the tour was double booked because their call center system doesn't work real time with the property system and that they were double booked and we would need to reschedule. The leasing agent emailed us 7 minutes before the tour. Why not call? Why just email. Needless to say we just turned around. Not the way we would want to start a new home. Can't even imagine what issues would arise while living there eif this was already the case.
