4/10/2025: I moved in about a month ago. I was given a tour by Krysti and the property manager (I apologize, but I forgot her name). They both are so sweet and personable. The move-in experience overall was kind of chaotic, as you can expect any move-in to be, but Krysti made it as easy as possible.
I had a few service requests that needed to be taken care of, and I want to give a special shoutout to the maintenance team, especially Juan! Juan is such a sweet person. My dog can be a bit curious when new people come over, but my dog and Juan got along great. Juan even played with him for a bit! It was really nice to see that the team interacts with both the human residents and the furry ones. I’ve never had a service request go more than 24 hours without someone answering, which honestly surprises me.
The neighborhood is exceptionally pleasant, and I feel at ease here. It is conveniently situated within a short walking distance of the Katy Trail, and there are numerous restaurants and bars in the vicinity. Although it is situated across from the American Airlines Stadium, which can experience heavy traffic, the traffic controllers are highly professional and courteous.
My overall recommendation for a better experience is the visitor parking. It’s located at the very top of the parking garage, past the covering. This can be a bit crazy, especially since residents have to manually open the gate since there’s no call box. However, I was informed about this during the tour, so I was prepared for it when I moved in.

The Arpeggio Apartment complex in Dallas, Texas, presents an excellent option for those seeking a new home. The community primarily consists of modest, professional individuals, contributing to a pleasant atmosphere. The surroundings are well-maintained, welcoming, and organized, offering great value for residents. Been living here for a little over 6 months now and I’m glad I chose this place to live. The location is great, the community feels safe and almost every cuisine is at a stone’s throw away. Staff is very helpful and all maintenance requests get resolved asap. If you need to live someplace close to your downtown office and don’t want to burn a hole in your pocket, by living in uptown, choose Arpeggio!

Overall would not recommend living here. For starters the traffic is absolutely horrific when there’s an event at the American Airlines center which is pretty much daily. The amenities are out dated and you will find your unit to be very poorly prepared for your move in (paint splattered everywhere, painted over hair in drawers, etc). Not to mention the fire alarms that repeatedly go off in the middle of the night for hours at a time. We also had issues with package theft and the complex does nothing about this. The gate and doors would often be broken, especially the roof so people could come and go as they please which is not safe. If you do choose to live here, make sure you thoroughly look through your unit and anytime there’s an issue report because they love to come back at you when it’s time to move out and charge you for everything even if it’s out of your control. I had grout that had rusted (turned a reddish brown color) and would run down the shower most likely due to the hard water and because i didn’t report it, i got a nice $130 charge during move out. They even admitted that this was likely out of my control but my “obligation” to pay because it’s my responsibility to report all issues. It’s an affordable place to live but I would do some research before settling on this complex.

Spend your hard-earned money elsewhere. Walls are paper thin so expect to hear any neighbors and their pets. There has been an increased presence of homeless in the area and management has done practically nothing to ensure resident safety. Outside doors are commonly propped open, so do not be surprised if you encounter homeless on the property whether it's in someone roaming the dog park with a weapon or a stranger attempting to live in an unlocked closet. Front desk will not acknowledge your concerns and you will be lucky to get responses. Security is a joke. If you value your vehicle in its current condition, do NOT live here as it will not stay that way.
Dog park is large in size but DISGUSTING.
Poop is hardly cleaned by residents and management has no control over it, only offering lip service via email.
You deserve a better home than Arpeggio Dallas.
UPDATE: Dog amenities are getting worse, as is everything here since I left the review. Dog owners here are irresponsible as well, you will need to make peace with hearing your neighbor's dogs bark. A LOT. like "can't work at home" kind of levels. Poop bags aren't being refilled at the dog park and trash cans outside the complex have been removed, making what should be a simple process of picking up poop harder, and the conditions worse as more people are now not picking up poop.
