I am a resident here at Arden, for the past almost 4 years! I really rate this place five stars! From maintenance crew to our concierge staff! And the people in the office, the management crew is absolutely amazing. Everybody here is so friendly. I couldn’t ask for a better place. Location is amazing. You could walk to a lot of places.. And to get on the highway is very convenient. It is a very high end (Luxury) apartment. The way that it is built I have never one time have ever heard anyone above me or below me and let me tell you I would have company and they get pretty loud. I even asked my neighbors if you ever hear me please come let me know and they say they never hear me. So it’s very well built.
I did not see myself moving out anytime soon at all. This is the best place I have lived in DFW.!

There are significant issues with the elevators in this building. As of March 2024, we are having regular elevator outages, with all four down and passengers getting trapped in elevator cars. One has been down/not functioning for more than a year, with constant service interruptions for the other three. Communication from the management team is poor and unreliable as well, often mismanaging expectations. If you're considering renting here, be very thorough in your tour with leasing. Here's a history of updates to my review/reports of what it's like living at Ardan:
3/14/25:
After losing access to functioning elevators yesterday, just 2 of 4 are in operation, with no resolution projected. This adds anywhere from 5-10 additional minutes to trying to enter or exit the building.
3/1/25:
2 elevators have been out of service for days, with no communication from management.
5/31/23:
-still experiencing down elevators (2nd picture)
-new amenity fees are being implemented
-building security appears generally absent, leaving stations unattended
There is a 180+ resident group chat that circulates issues and concerns. If you know someone who lives at the Ardan, they can probably provide significant context in considering the Ardan as your residence.
8/15/23:
-The building manager (who responded below) was terminated, and Ardan continues to re-staff its team.
-We continue to experience elevator outages.
-Security remains an issue/concern among residents, though garage security has improved.
-There appears to be much more property marketing online that contrasts with resident experiences.
8/24/23:
One of our elevators is out of commission again to replace cables. This is how it looks as a resident (third image.
9/22/23: two elevators remain out of service, see fourth picture with the ladder. There are also a number of reports of rats on the community pool deck. The entry gate to the garage is broken and open, with vehicles being broken into most recently as 9/20.
11/9/23: Elevator shutdowns persist, along with leaks throughout the 23rd/top floors (see images of ceiling cutout that has remained like this for 2+ weeks, along with the leak next to the speaker in the elevator bay). Residents are also very skeptical of positive reviews that have recently appeared on Google.
3/7/24: We are experiencing significant ongoing elevator outages, with all 4 elevators down for hours at a time and nearly a full day over the past weekend. Residents are reporting being trapped in elevators, elevators dropping floors, lights out in the elevators in total darkness. The Dallas Fire Department arrives regularly to either help people out of locked/stalled elevator cars. The management team is trying, but there's not a lot of objective clarity as to what is happening, and it feels unsafe to live at Ardan.

The best apartment to be at if you want to enjoy all of uptown Dallas! You are right off the trolly so it’s easy to get around if you don’t want to drive. The building itself is very modern with top end amenities (hot tub, cold plunge, wet sauna and dry sauna). The leasing office employees are very helpful especially Kristen! She has helped my finance and I out with any issues we’ve had during the three years we have lived here. Sadly we have to move out cause we need a yard, but will miss the views and location so much.

Don't walk.... RUN!!!!
Let's start with the numerous break ins, hit and runs, and stolen vehicles in our property that has a gated parking garage. This solution hasn't seemed to stop and it's an ongoing issue that the management has lacked to resolve.
This is a photos of the "Security booth" that is supposed to be monitoring the garage. Where is he/she? Nowhere to be found. They are either asleep inside their personal vehicle, or watching a movie inside the vehicle, or not present at all. The only time I saw an actual security doing their job is when the concierge Ashton was sitting outside the booth when the temperature was under 30 degrees F. He is the only person who is willing to go above and beyond for the residents compared to the entire management team.
The following photo are multiples times that the fire department has came to property. They have a came a total of 7 times within the past 5 days. All four elevators have stopped working for about 7 times already. The time frame to get one elevator back functioning is about 2 hours. I heard a lady call the concierge 3-05-2024 saying that she needs to go to the emergency room and doesn't have any form of coming down from the 20th floor because our elevators aren't working. I have seen a total of 3 elderly residents having to take the stairs up with their canes. Thankfully we have really nice residents that have been assisting the elder residents to take the stairs upstairs due to the elevators not working. You know what is nice though? That the property manager Nathan and Mill Creek Resident rep Theresa White are at home not having to worry about the issue until the following morning with an email saying "thanks for your patience and we understand your frustrations, we are trying to get the elevators working". For a "Lavish High-Rise" this has been the worst high rise that I have ever lived in with the worst property manager who worries about responding to google reviews all day, rather than getting the main issue resolved for the residents who are paying a high premium of rent. I had to take the the stairs (19floors up) with my Bernese mountain dog with stage 1 hip dysplasia because there was so sign of the elevators getting fixed soon.
Now that we are forced to use the elevators, many residents have noticed that the cleaning team of Ardan Residential doesn't focus on cleaning the stairs also. I have ran into a used condom in the stairs, and a rail smothered in dog feces. This was reported to the property manager "Nathan" and this hasn't been cleaned or taken care of since it was report.
As a property with 23 floors full of residents, not having any functioning elevators is definitely an ADA Violation, I don't see this issue being fixed anytime soon. The emails they send say that the parts for the elevator are in a "nationwide shortage". So if you plan on touring this place, save yourself your money and leave. Unless you want to do cardio everyday, and be blamed by the property manager for "overcrowding" the elevators....go ahead and sign your lease :)
The TKE representatives were talking in the property about how the elevator cables are "so frayed" and this could lead to someone get seriously harmed. Until that happens, I know property manager Nathan Espinosa, and Mill Creek Representative Theresa White will take this issue into a serious matter.
