Update on 6/19:
I have had terrible noise problems with a neighbor Who lives in a large concrete space but has a lot of base and refuses to adjust the volume to a normal level and the base travels through my entire entire apartment through the hours of 10 PM till nine in the morning morning….ON A REGULAR BASIS. This has gone on for at least four weeks and it’s almost almost daily and nothing has been done to cure the situation.
Lots of gnats and I have tried several things….nothing done by management.
Contacted Merge Management with no assistance.
Courtesy Patrol is hardly ever available and barely does anything
Update: 08/16/24
Jessica in the front office has been useless and helping me resolve the issue with the neighbors next to me who keep playing their music late at night. It is currently 11:38 And I had to buy a decibel counter to hold up against the wall and take videos to show the sound was almost up to 69 dB. The property manager insisted that since I’m not happy, she was going to take my notice and asked me to be out by October 31 when I never gave my notice and I’ve done nothing to be removed for. Merge management Who manages this facility has been useless and has not been helpful at all in resolving any of the issues I called the police several times but they refuse to come out here and if they do, it’s usually 10 to 12 hours later the supposed Courtesy Patrol that we have out here doesn’t come out. This whole place is useless.
I could list multiple things that they have done that violate the fair housing act as well
Update 9/12/2024- My ceiling still has 3 water leaks since May 12 on my move in date. Last month water dripped down one of the walls to the electrical outlet and stared a fire. Al 3 spots are still damaged. Black mold was found behind my brittle, water damaged vanity they refused to replace. I bought a new one and replaced it for a total cost of 1,400.00. I also bought a new fridge because the one they gave me had dead gnats in it under all the shelving. Also my stove was making a funny burning smell and 2 burners were non functional so I replaced both appliances out of my own pocket as well because ABM did not take action.
I was also told the neighbor who has bass going through our walls would be evicted by Jessica, and then told it was not happening. I sent in video proof, I also bought a sound decibel measurement tool and sent videos as proof with no action to be taken. They attempted to make it sound like I had to move out and to be out by October 15 or 31 via text message until I contacted Legal Aid and the Tenants association.
On the week of May 15th the property manager also sold me the previous tenants washer and dryer payable to her personal zelle account ( I have documented) and I found out that property management is supposed to keep any left items for 60 days and they can not sell it by law. (Needs to be verified)
If anyone is interested I have all of these instances documented and video and photo evidence.
Anyone thinking of coming here....think twice. Someone broke the front gate...Merge Management doesn't have money to fix it, they dont have money to fix leaky windows on the 6th floor units, or the damage to my ceiling. This place is falling apart, a health hazard with the black mold, gnats, and roaches....and for anyone living there...I highly suggest you call Code Enforcement by dialing 311 on your phones.

They allow air bnb to be run out of the building which violates the tpa lease agreement.. there has been parties hosted there that block off the entire second floor where you’ll have someone who doesn’t live there trying to charge residents a cover charge to use their own spaces. Management does nothing about the crime/noise/roaches/homeless/package thefts/assaults on residents .. I kid you not there was even a car fire a few months ago.
Amazing space, cheap for a reason… the place is filled with leaks and black mold and should be shut down. Jessica herself is amazing and so are the maint team but her hands are tied by the cheap owners and actual manager.

With cost of living on the rise, it would be tragic if you paid to live and leave here. Is American Beauty Mill attractive and unique? Yes. Do they have a roach infestation that is poorly managed, if at all? Also yes. September marks the first of my many roach complaints, and to date, my unit has received 1 spray service and 3 paper traps. And while both the property and property management company claim pest control services are pet-friendly, their onsite pest control tech stated otherwise. Daily I find multiple dead and live roaches in my unit; often I find roaches in the common areas, such as the laundry room and hallways. And after exhausting my personal efforts to communicate and treat the roach infestation myself, I am breaking my lease. The property's indifference to provide a safe and healthy dwelling, and to resolve such related problems within a reasonable time is alarming. Most communication I receive from the property is either untimely, avoidant, unclear, inconsistent, all of the above, or absent. I had to ask three times throughout our email exchanges before the property acknowledged my request to break the lease. And despite their culpability, they want fees and notice to break it - the quintessence of hypocrisy. I did provide them notice... notice of the roach problem... 5 months ago and many times after. And in the same breath, this property neglects their legal responsibilities while enforcing mine in a contract they first violated. Of course I'm not paying fees to leave a roach infested apartment. No one should be penalized for leaving an unhealthy home, so this also surfaces huge and disappointing implications regarding their ethics. There are many attractive and unique places to live in Dallas, and for the health and safety of you and your pets, I highly recommend you choose any of them but American Beauty Mill. Know your rights under the Texas Property Code. You deserve a healthy home.

Terrible management, terrible security. Do not rent here. Your appliances won't be repaired for months.Your windows will leak when it rains and water comes out of the floorboard.Packages will be lost/stolen. Management won't fix it. I've already seen multiple people terminate their lease early just because of how unsafe they felt. My neighbors apartment got broken into 3 times because someone was apparently able to just get a key from the front office??? My car's tire was almost stolen and the lady working at the front desk thought it was funny. Neighbors constantly yelling. I've felt unsafe just walking up to my own apartment. Homeless people will be in the lobby because the gate doesn't work half of the time. Homeless people by the garbage bins (in the parking garage you pay 50 a month for). The "courtesy crime patrol" thing won't pick up your calls. I called them 3 times after someone knocked on my door at 12:30 AM and no one answered. They didn't answer when I called about my car's tire either. I've never seen a security guard in my 5 months so far of living here. I think there's only about 5 cameras so only a fraction of the property is monitored (and only in the daytime by someone that works while facing away lol). Gym has almost no equipment, pool never open, not sure if its ever maintained either.Don't listen to the "local guides" that visited this place once. Don't live here.
