UPDATE! They created more stains in the apartment and added dirt in areas that were not previously listed in their original photos to me to justify charging me! How can a new piece of trash be present in your photo email today when in the original photo you sent it did not have trash?
Excessive Move-Out Charges
I was hit with outrageous move-out charges for items that clearly fall under normal wear and tear. I even have photos showing tubs with only minor dirt, a clean stovetop, patched walls, and an overall well-maintained unit. Instead of being reasonable, management billed me for “resurfacing” and “repairs” that were completely unnecessary. On top of that, they added a carpet depreciation charge of over $500, which is absolutely absurd.
Living Conditions
Throughout my lease, the hallways and overall complex consistently reeked of trash and marijuana smoke. Residents routinely left move-out trash, food spills, and even broken glass in the hallways. On multiple occasions, people even set off smoke bombs in the building.
The pool and courtyard were a nightmare—residents ignored all rules, leaving beer bottles, marijuana buds, and trash everywhere. I’ve personally witnessed people vomiting off their balconies onto neighbors’ patios below.
Unfair Rent Payment System
The complex forces residents to use a third-party rent payment app. If the app glitches and pulls money late—even once—you are blocked from using a bank account or debit card to pay rent ever again. That means you’re forced to use a credit card with an $80 fee added on top of already sky-high rent (mine was $2,700/month for a 2-bedroom).
What started as a luxury property now feels like poorly managed Section 8 housing. Trash, bottles, and general filth are everywhere, with no accountability from management.
Bottom line: The property looks nice on a tour, but the reality is entirely different. Between excessive charges, unsafe hallways, filthy common areas, and unfair rent practices, this is not a place worth living in.

Ashley B. is truly a gem! She helped us through every step of the process with so much patience and care. I’ve worked in leasing myself, and I know how rare it is to find someone like her in this industry. She didn’t just guide us through paperwork, she showed that she genuinely cares about both the community and the people choosing to live here.
Even if we hadn’t been approved, I would still have felt the need to leave this review because her kindness and dedication really stood out. Ashley made the experience less stressful and more human.

This is not the apartment for you if you like surprises. (And obviously not good surprises to be clear.)
I’ve lived in different apartments for the past 6 yrs and the noise level at this property is BEYOND the regular day to day noise in an apartment. The surprise is, management won’t do anything about it even if the noise is constant loud blasting music during all hours in a day 🙃.
Also I made sure to pay all balances to terminate my lease early (first time having to do so) But SURPRISE!!! They sent a balance (that was fully paid upon move out) to collections!
The stench walking the halls to my apartment was unbearable, the trash left in the halls are a hot mess, and again SURPRISE, management doesn’t do anything to reduce the smell nor setup guidelines for residents to create clean environment while having valet trash service.
Never had any issues at any apartments since I’ve been in Dallas, this is literally the only and worst one I came across so far. There’s a lot of apartments out there with good management, please don’t settle!

Management is really nice and helpful! I've lived here since Nov 2023. Everything has been good so far, the only reason i'm not renewing is because the rent price for one bedrooms is too high and the water smells very bad. There is a rotten egg smell that comes out from my sinks when I run the water, and whenever i use the gym i seem to smell it there as well. Ive tried to get maintenance to fix it multiple times but the smell remains. I don't know if its the pipes or what (I live on the 4th floor). That's one of the only things that is really annoying. I keep the place pretty clean, i've only seen a roach a few times but pest control seemed to take care of that. I will say that you won't be able to drill curtains into the wall, and there is very bright lights outside bedroom windows. This was an issue with other residents as well, and when they tried to have maintenance help put them up they could not do so either. It seems as though there is a metal panel behind the drywall, so there's no way to drill any curtains over windows. So i had to use a tension rod to put my curtains up. I will most likely be charged for the tiny holes left in the wall after, but had I known i wouldn't be able to put curtains up I wouldn't have attempted in the first place. Their packaging system will charge you if you don't pick up your package after 2-3 days, there's a lot of tenants but not enough package lockers, so a lot of packages can be left outside the lockers for anyone to take. Beware of people in the parking garage, as they can drive really fast and not watch out for who is coming around the corner.
