Avoid this apartment if you value honesty, cleanliness, and safety.
1:Poor Management
The current management and staff are extremely disappointing compared to previous teams. There’s a noticeable lack of professionalism and organization. Communication is often rude and unhelpful, creating a very frustrating living environment. The current leadership sets a poor example, and it clearly affects the staff and service quality.
To be fair, Victor has been consistently professional and kind, which I truly appreciated during an otherwise disappointing experience.
2:Misleading Lease Terms
One of the most upsetting parts of my experience was the lease agreement. On the main page of the contract, it clearly states that giving 60 days’ notice allows you to avoid a one-month termination penalty (see attached photo). However, when I followed this rule, they presented a hidden addendum stating that even with 60 days’ notice, a one-month rent penalty still applies. This felt highly misleading and deceptive. Important financial terms should be clear and upfront — not buried in fine print.
3:Sanitation Issues
The unit had a serious cockroach problem that couldn’t be resolved with standard pest control. Common areas were often dirty, with trash left unattended.
4:Security Concerns
The gate was broken for months, and the building was constantly left open. This raised real concerns about the safety of the residents.
5: Security Deposit Problems
Don’t expect an easy time getting your security deposit back. After moving out, they calculated various charges that consumed the entire deposit, and additional unexpected fees were applied. This seemed excessive and felt unfair.
If you’re looking for housing near UT Southwestern or Parkland, I strongly recommend looking elsewhere. This apartment complex has too many issues that made my stay stressful and disappointing.

This apartment is horrible in terms of so many things that i will list down:
1. Management: They don't care if you are facing any issues related to safety and essential services (to name a few: AC and heater issues, security issues, maintenance of the apartment, cleanliness, roaches problem)
2. If your apartment temp is 85 or above then only they consider it as a situation to respond to (not less than a month). They are terrible in servicing the AC and it keeps breaking throughout the year be it heating or cooling (requested them everyday for the issue and still it mostly takes 1 month to get it rectified).
3. Laundromat are not taken care of too. The water comes sometimes really dirty which instead of cleaning your clothes makes it dirty.
4. Fire alarms can create an whole issue in your life as they goes off sometimes in the middle of the night.
5. For the bills, if you don't check it they sometimes put unnecessary fines too which makes no sense and getting that fixed again takes almost more than a month unless you keep reminding them.
If you are new to the area don't ever think of moving into this apartment; its better to be on streets then to live here provided the amount of services they have to offer.
There are other apartments in the vicinity that are much better and provide good service.
Please don't ever consider moving here at all. Been living here for an year and the same issues keeping coming and no maintenance with due time.

This is by far the worst apartment I’ve ever lived in. The staff are extremely unprofessional and unhelpful. On weekends, all facilities except the gym are locked—including the restrooms—so if you need to use the bathroom while working out, you have to go all the way back to your unit. The management is completely disorganized. They charge for garbage collection, yet the trash often piles up and isn’t cleared in a timely manner. Every month, they collect a pest control fee, but the apartment is still infested with cockroaches. Maintenance requests take forever to be addressed—repairs usually take more than a week, if they even respond at all. If you have any other options, avoid this place at all costs.

I normally do not write reviews, but I had such a terrible time living at this apartment complex that I feel there should be a review.
The first thing I noticed when moving into this complex was the bug problem. They have german coackroaches (the small ones) that are especially hard to get rid of. I left some cat food out right after I moved my cat in and when I came back from running errands (2-3 hours later), there were 3-4 cockroaches in the food bowl. Additionally, when I moved in - the kitchen sink and garbage disposal were leaking. And the dishwasher did not work and had a bunch of brown, moldy water in the bottom of it.
After about 5 days of not having a working sink/garbage disposal and not having a dishwasher, maintenance came and pulled out the dishwasher and then placed the new dishwasher in. In between, I saw a stack of german cockroach egg sacks where the the old dishwasher was (and I had to grab a dustpan) and removed the egg sacks before the new dishwasher was put in. After this, I had significantly less cockroaches, but they never fully went away. Also, even though 3-4 maintenance requests went in about my leaking sink, they never were able to successfully stop the leaking, so after 9 months (and me moving out) the sink is likely still leaking.
The second major issue I had (and started noticing) was the air conditioning. I started getting $300 electricity bills for a 700 sq ft apartment. For reference, I do keep the air at 76 during the day and then at night, I drop it down to 72. However, there was clearly something wrong with the cost of electricity for this unit. When I submitted maintenance requests, I never received any notifications about whether someone was coming in to look at the air conditioning, and the one time that I did see a maintenance worker, her told me that everything (including my fridge and microwave) uses power. And that I should unplug my appliances. This was his way of handling the air conditioning. Another time, my electricity actually went out and they refused to give me status updates for when this would be fixed. I had to go down to the office after multiple days to figure out what the progress was. They did give me a $300 credit for the air conditioning, but it was never completely fixed. I continues to have bills ranging from $184-$300 for the duration of 9 months.
Additionally, my apartment was one of the apartments affected in building 3 by the flood that happened last month (March 2025). There was active water flowing through my apartment. I ended up having to evacuate because it was a safety issue (with water actively running through the walls and ceilings), which could lead to electrocution if the water went into . I talked with maintenance/management in the hallway and asked then if there was a chance that we could get electrocuted. Their response was that "they didn't think that we would be electrocuted". My dad, who has built and wired homes in the past, told me that if there was active water running down walls and ceilings, that there was a possibility of electrocution, so we obviously left that night. This complex did not try to evacuate any of the residents during this incident.
To my knowledge, no one came to check on my apartment after this , and there were no fans/dehumidifiers put in my unit - so, there is most likely mold growing in there. Additionally, when I moved out, there was mold actively growing on the walls surrounding my apartment door and there was no further communication with residents about actions being taken to rectify this situation.
Lastly, I was charged $250 at move-out for cleaning and shampooing carpet. This apartment also takes a non-refundable monthly security deposit charge of $20/month. For me, that was $180. What is this non-refundable monthly security deposit going towards? Obviously - this is not going towards a move out fee.
Anyways, this was a terrible experience for me. This only saving grace was Victor, who was really helpful and seemed to care. If you can afford to live somewhere different - do it.
