Overall, a great place with excellent management – definitely worth checking out!

I feel like I got robbed. At move out they charged me for retiling the bathroom tub and also repainting the kitchen cabinets. This added up to an Extra $700 in charges and nothing I could do about it. It was so unreasonable and it took them a month to even share it with me and didn’t respond when I tried to dispute the charges.
The stay was fine, but would never use this property ever again just based on the move out process.

We've been living here for almost 2 years (this June) and still enjoy it.
Office management has gotten better. During our first year we had to deal with intentionally disrespectful upstairs neighbors (poured cleaning water and dogs feces from their balcony and knew it was landing on ours but continued to do it). The first office team did nothing. The following office team really took the time to listen to us and addressed it aggressively. The newest team helped us out with the mailbox issue (someone was opening up all the front panels with a skeleton key, and the new locks impeded us from opening our personal box).
The apartments are beautiful externally and internally, and the pricing is really competitive for this area. Speaking for J units, they have high ceilings, crown molding, a functional fireplace and a nice floorplan. The color of the walls is a neutral light grey. There are plenty of big windows to let in natural lighting. There’s also plenty of closet space. The water heats up quickly from the faucets. Heating and cooling work well. The rooms are nice sizes. So is the balcony (much larger than the average apartment balcony). There's an alarm system in the unit for extra security.
For the most part, the complex is quiet (can't avoid neighborly noises from time to time). People usually pick up after their dogs. The pools get cleaned fairly regularly (they were just redone), and the foliage is trimmed routinely. Maintenance support and valet trash collection is dependable. ***They have a recycling system in place***. The gym is ok though the soap dispensers aren't refilled often enough, and I think we're missing some dumbbells. The gate system works occasionally. Unfortunately, the sauna hasn't worked since we've been here. Garbage is collected often; sometimes it gets overfilled but every bit is consistently taken away. We've never had parking issues.

Toured here last week looking for a 2 bedroom. Was helped by the leasing agent at the front on the left (can’t remember his name but he wore glasses) what a wonderful experience! He was a fantastic leasing agent and although we are waiting to apply for an apartment, he sold the Dorchester to me SO well! Kudos to you.

The Dorchester is an alright place to live. My lease is about to end, and I dont have the extra funds nor the time to locate another place to live, so im staying here for another term. I would suggest to find another place to live before choosing the Dorchester.
Theres a lot of things that needed repair and that still need some attention.
1) The wall under my kitchen island had a large gaping space spanning about 2 inches from one side to another. I patched that up and painted it.
2) My fireplace keeps leaking everytime it rains so the bottom was all rusted out and the paint was gone in a lot of places. I had to clean the rust and treat it before painting it over with enamel.
3) The epoxy on my bathtub tears off pretty easily. My tub had to be redone twice and recaulked around the edges where it meets the tile once. It needs to be done again because the cracks are coming back and the tub is chipping again. It's not comfortable to take a bath because the old enamel wasn't sanded off and there's a bunch of rough spots where the enamel was simply repainted over again. And there's a lot of black and brown mold that comes out of the cracks.
4) My bathroom vent keeps leaking everytime the AC turns on. There's always brown water on my countertop that I have to clean off.
5) There's a large crack next to my dining room window.
6) A lot of the windows had paint on them so I had to scrub that off.
7) My Security System is always in Trouble Status. I did call maintenance over twice but the Trouble Status is still on there. Makes me want to contact the maintenance staff less. I'm at a loss as to what to do.
8) My stove stopped working. I got a brand new stove in a week and its good.
9) My fridge is also rusted in a lot of areas. I dont know what to do with it yet.
These are issues that happened and some are still persisting. Among these things, I have learned that if you leave your dishes out for one night, bugs will come out and go on everything. The gates dont work sometimes, and a few months ago, a homeless person broke into someone's apartment and the police was called to remove them. The car spots are very very small. Don't be alarmed if you end up with scratches on your car; there's no point in repairing them because it will happen again. There's a person in the complex that has 4 cars for whatever reason. Some people will take up 2 whole parking spaces for their big trucks so if you find a good parking spot, make sure you grab it.
There are some Pros: Rents ok. The Dorchester is close to the Galleria, Addison, and close to all the bars at Belt Line.
