I have lived here since 2022. The property management company was different then.
We have a two level lake that used to be full of wildlife at certain times of the year. It's currently filthy, stinks, and full of trash.
Since the storm on March 4, 2025 (today is 4/20/25) the pump has not been on. The water in the top of the lake evaporated and it was several feet low. I spoke with the leasing office, on-site management, and contacted the corporate office. After waiting more than a week for the regional manager to contact me (from my call to corporate) I had to call again and then wait a few days to get a call back. After the second call to corporate but before the regional manager called me back, they dumped thousands of gallons of tap water into the lake. We watched the fish die and then float for about 2 days. It was on day 3 that a resident asked them what they were going to do about the fish. They removed the dead fish and left the trash that was right there.Since then I have emailed the office twice, called corporate three times, and I have not received a response from either. The bottom side smells like rot and the top side is almost void of any fish. The water levels are very low again and the SAME trash and insulation are still there.
The regional manager was on property on 3/26/25 when she called me. She never identified herself. She said, you had a complaint about the lake? I advised her that I had several complaints. However, when I contacted them the pressing complaint was the lake. She regularly cut me off.
The first reason that things hadn’t been moved was that they needed to leave it for the insurance adjusters. I advised her that I have insurance experience and that I knew they had been out because it was three weeks post storm.
Then she mentioned a building on the other side of 121 that lost its roof and reason we had so much insulation. I advised her that it had been three weeks and it should have been cleaned up. I described the courtyard in building 1 and how things were still turned over. I explained that nothing had been done since I spoke with the “acting” property manager. With a condescending tone she said that she was going to walk the property to see if she could find the insulation that I am speaking of. This conversation felt unnecessarily combative and I ended the call.
I expected to see some change when I got home from work like maybe furniture returned, or some of the insulation picked up. There was no way that she could’ve missed the insulation nor the large piece of metal hanging from one of the town homes.
I emailed the office on March 30th and April 2nd to inquire about the pump/waterfall being turned on. With no response to date. I made calls to the corporate office on 4/13/2025, I knew that it was a Sunday . I simply expected a call back on Monday. I called again on Monday April 14, 2025 at 4:45 pm central time with no response to date.
It’s April 20, 2025, the lake pump hasn’t been on since March 4, 2025. Most of the fish in the top are dead and the bottom part is dirty and smells like rot.

PICKUP remaining storm debris- a lot of it has disintegrated with the rain because it has been out for a while but there’s still a significant amount visible within the property and from the street on Windhaven If you go out in this geographical area, this property is the only place that insulation is still visible.

REQUIRE your vendors to clean up after themselves
The landscapers leave those rusted anchors everywhere
The vendor that replaced the blue roof covering last week left wood pieces in the landscaping that is still there.

I have lived here for 2 years and recently moved out as if 3 weeks ago and each year I hated living here. The apartment I had they didn’t have a model of and it made it difficult to imagine my things in the space. It faced the courtyard so I didn’t get enough natural light. Had I viewed a model unit, I would not have gotten the one I had. The other residents were really nasty. They would let their dog out in the courtyard, and not pick up after them. There have been plenty of times where I would see dog mess in front of my patio and I had to clean it up. The leasing agreement you sign does not allow 1st floor apartments to have gates to block off their space so I couldn’t preserve what I had. My last month there was a tornado that hit and damaged the building I lived in (building 2). It had damaged the air conditioning units that are located in the parking garage. For over 30 days, I had no heat or air and they were just working on it in April just days before I moved. I had to complain to have maintenance to provide me a window unit which I only had for a week before moving out. I have more instances but these were
the standout issues I had. DON’T

There’s a first time for everything, and this is my first time leaving a review but I feel it’s important to share our experience because I know others may encounter similar issues with this apartment complex.
We moved from Los Angeles and signed a lease here after a virtual tour and a good initial conversation. We visited the property again in person before signing. While some parts of the lease were explained, there were gaps and vague clauses that we should have asked more detailed questions about. These are the kinds of things that are easy to overlook if you rely solely on verbal explanations something I now strongly advise against.
Over our three-year stay, we submitted several maintenance requests, some of which required multiple follow-ups to get resolved. For example, the washing machine door was removed due to a leak and wasn’t returned until about two weeks before we moved out nearly two years later. The elevator nearest our unit was also frequently out of service.
As we prepared to move out, someone from the office called my roommate to confirm if we were leaving. She said yes, and we were told to expect and respond to an email. We responded a couple of days later, and were then informed that we would be charged a penalty equivalent to one month’s rent for not responding in time. We were referred back to the lease, which states a 60-day notice is required.
We were originally told that we owed $1,775. The first ledger sent to us did not mention anything about the $250 security deposit. It showed that we had made the payment, but it wasn’t applied or referenced again. After asking for clarity, we received a second ledger from the billing team showing that the $250 had been deducted, but we now owed $1,990 a higher amount than originally quoted. At no point was there a clear breakdown of what changed or what the deposit was used for.
We had started making payments after arranging a payment plan with the billing department, but once the numbers started to shift, we asked for proper clarification. Rather than receiving a breakdown, we were spoken to rudely, and the tone became increasingly aggressive.
For future tenants: read the lease in full, ask very specific questions about all fees and deposits, and make sure everything is documented in writing. If you choose to live here, track every communication and keep detailed records of payments, repairs, and move-out steps. The burden of clarity should not fall solely on the tenant.
Based on our experience, I would not recommend this complex.

I have been here since October 2024 and I’ve sat on this review for a while. From the first two weeks I knew I wouldn’t like it here. I was fooled by the beautiful property and amenities. And that’s the only thing I’d give 5 stars for. My apartment has been a nightmare. From wasps infesting my apartment (no doors or windows are ever opened out of the fear of bugs flying in) strange looking bugs, and countless of times having to step over dog poop by the elevator and staircase is insane. Not to mention the huge increase in the rent payment. The base rent is cheap but after I pay the amenities and the extra electric bill included on my rent besides Coserv, my total rent increases around an extra $200. Paying over $2k for a small two bedroom apartment is insane. And they won’t tell you this before you apply. Management can care less about anything you say unless it’s about your rent. In February we had a winter storm that caused our heaters and the elevators to not work and we were out of heat for three days. All that the front office could do was pacify us by telling us that a third party vendor was working on it and that they could give one space heater per apartment for us to use. Several complaints were made for days and we didn’t hear from management until after the heat was restored and that was by email. The elevators didn’t work so me and my daughter had to climb 4 stories of stairs everyday to get to our apartment. They didn’t fix the elevators until a week later. If you are thinking about moving here, please don’t. The property is beautiful and the maintenance men are really nice but that’s the only positive things that I can say about my experience here.
