Lived here for four years. Have had my ceiling collapse twice due to flooding from the apt. above. Also downstairs neighbors throwing dj shows up until 5am on weekdays when I had work....Heard from other residents that a guy was robbed at gunpoint on the first floor....packages constantly being stolen from residents, but now we have an amazon lock box...Plenty of parking now, because i'm assuming residents have left, but as of today don't plan on leaving or entering the parking because the gate is broken. you are trapped here....would not recommend this space to anyone. Wish i could rate lower than one star.

I lived at Bishop Flats for two years and had a fairly mixed experience, with both positive and negative aspects.
**The Challenges:**
When I first moved in, the AC wasn’t working, and it took two weeks to be fixed. Although I had started my lease a week before moving in, I had to stay elsewhere for a few nights because the apartment was too hot during a heatwave. The management did provide a hotel room after I contacted the emergency line a few times, but this delay was unexpected, and they wouldn’t authorize a new hotel night until it was confirmed after 5pm that day that the unit wasn’t fixed, leading to a fairly annoying disruption in my week.
Later, a storm caused water to seep into my unit, leading to significant moisture and mold issues. The floors and some of my belongings were affected, and there was visible mold under the windows and balcony doors. It took three weeks for the affected areas of drywall to be repaired, but I also had to purchase my own dehumidifier to control indoor humidity levels.
Communication with management was often slow, requiring multiple follow-up emails to get responses. There were also unannounced renovations on the first floor, which improved that section but left the upper floors in need of similar updates.
The common areas also had maintenance challenges, with carpets frequently stained and carrying pet odors. While these issues were eventually addressed, it took repeated work order requests to resolve them. Lastly, my security deposit took over 30 days to be returned, despite no damage to the unit.
**The Positives:**
The location of Bishop Flats is excellent, particularly for anyone who enjoys the Bishop Arts area. The rent is reasonable for the neighborhood, and being within walking distance to local shops and restaurants was a big plus.
The units themselves are equipped with decent fixtures, and if you’re on the north side, the view of downtown is a nice feature. While maintenance could be slow at times, they generally resolved issues when requested.
The complex also shares a pool with Bishop North, which is a nice amenity, though it can get crowded. Events organized by the management were a good effort to foster community, and I appreciated those opportunities to meet neighbors.
**Other Considerations:**
Parking can be a challenge, as there aren’t always enough spaces for residents, and there is no designated guest parking. A reserved parking space is recommended, especially during busier times in the Bishop Arts area.
Overall, Bishop Flats has a great location and some good amenities, but communication and maintenance issues affected the overall experience. Three stars reflect the balance of these pros and cons.

I’ve never felt so welcomed and taken care of by a leasing staff! There are so many amenities and neighborhood options within walking distance. Everyone is so nice, one thing I really like about Bishop Flats is, the ability to live here, work here, and play here. Kennedy is AWESOME and always so accommodating! He really does a great job in making sure everything is up to par.

My wife and I spent our first two years of marriage in these apartments and it was such a great decision. It of course has all the normal issues that come with living in a complex. But the perks of being in the heart of bishop arts makes up for all of it. We’ve always encountered helpful service from the front desk and managers of Exxir and Bishop apartments throughout the two years. Most recently, MaTyia Ward really worked with those to accommodate resigning our lease. She was very patient, communicative, and always so nice. We ended up signing at a different apartment due to commuting/location needs. But low-key we almost stayed just because MaTyia was so helpful.
The apartments themselves are very aesthetic, they make sense specially, and are really easy to style and make your own My recommendation is to find a unit in the 305 building if possible. It’s a little bit newer and the insulation is a little bit thicker, so you don’t deal with as much maintenance needs or noise from neighbors. Our first unit was in the 305 building in our second year we stayed in the 431. 431 is still a great place and you still have access to all of the amenities of Bishop arts, it’s just not as great of a physical building.
